About The Position

This is an exciting opportunity for a hospitality-driven leader who thrives in building teams, elevating guest experiences, and leading through growth and change. Buckeye Lake is a high-potential campground with strong momentum, a loyal seasonal guest base, and significant opportunity ahead. This General Manager will inherit a property with strong monthly demand, an active waitlist, and the chance to help shape the future of the campground for years to come. We are looking for a leader who can balance hospitality, operational execution, team development, and business ownership while creating an environment where guests and team members genuinely love being. Our General Managers live onsite and are supported by Campground Operations Coaches and Home Office partners across Operations, Marketing, People, and Numbers. Team Outsider provides onsite housing or an RV hookup, based on availability. This property offers on-site housing with 3 bedrooms.

Responsibilities

  • Lead all campground operations while ensuring a safe, clean, fun, and family-oriented environment
  • Own and actively manage the property P&L, balancing guest experience and profitability
  • Execute campground operations in alignment with Team Outsider standards and the property vision
  • Oversee repairs, maintenance, CapEx projects, and operational improvements
  • Identify and proactively address operational risks and property challenges
  • Ensure compliance with company standards, reporting requirements, and operational processes
  • Review daily, weekly, and monthly operational and financial reports to drive decision-making
  • Deliver a 5-Star guest experience through hospitality, responsiveness, and attention to detail
  • Lead a high-energy activity and events program that creates memorable guest experiences throughout the season
  • Ensure consistent execution of hospitality standards, phone scripts, and guest recovery practices
  • Build a culture focused on generating strong Google Reviews and guest loyalty
  • Create an atmosphere where guests return year after year
  • Recruit, hire, train, coach, and develop on-site team members
  • Build a positive, accountable, and fun team culture aligned with Team Outsider values
  • Set clear expectations and hold high performance standards
  • Lead daily standups, one-on-ones, and team communication rhythms
  • Provide ongoing coaching and development that improves team engagement and performance
  • Oversee staffing and scheduling to maximize productivity and guest experience
  • Maximize occupancy, registration revenue, retail sales, and ancillary revenue opportunities
  • Partner with Marketing and Operations to drive business growth and guest engagement
  • Build relationships within the local community, including businesses, vendors, and organizations
  • Bring ideas and recommendations that improve operations, guest experience, and property performance
