The Opportunity We are seeking an enthusiastic, high-energy General Manager to protect, enhance, and drive the financial and operational success of a premier retail real estate portfolio spanning the Austin and DFW MSAs. This role serves as a key contributor to total asset value, challenging you to push the boundaries of traditional property management by identifying innovative center objectives, aggressively managing expenses, and generating alternative revenue streams. Requirements

  • Bachelor’s degree or equivalent professional background.
  • 5+ years of progressive experience in retail real estate management, commercial property management, luxury hospitality, or retail management operations, demonstrating clear structural knowledge of the shopping center industry.
  • High proficiency within the Microsoft Office Suite, with specific emphasis on Excel budget navigation and Word documentation processing.
  • A strong sense of urgency with the capacity to work independently, adapt quickly to changing environments, and tackle aggressive deadlines under pressure.
  • Proven capability to direct, motivate, and mentor a broad group of direct reports in varying disciplines with varying levels of experience.
  • Exceptional talent for interpreting complex financial statements, building operational budgets, and analyzing datasets to drive smart business decisions.
  • A critical thinker who can easily read and interpret complex legal property documents, spot process gaps, and implement long-term solutions.
  • Stellar interpersonal, oral, and written communication skills, with a natural talent for managing sensitive relationships across corporate clients, vendors, and merchants.
  • A professional presentation presence, fully comfortable serving as the visible face of the company for institutional clients and community partners.

Responsibilities

  • Supervise expense structures and aggressively drive Net Operating Income (NOI) across the portfolio.
  • Capitalize on local short-term leasing opportunities, pop-up events, brand partnerships, and alternative revenue streams (including storage spaces, media/signage placement, parking services, and EV charging setups).
  • Lead the development, analysis, and execution of monthly financial reporting, annual property operating budgets, tax obligations, and rolling forecasting processes in tight coordination with corporate and client teams.
  • Formulate and deliver an asset-level Strategic Business Plan explicitly aligned with ownership’s financial and physical goals.
  • Build strong collaborative relationships with corporate leasing teams, actively contribute to property merchandising strategies, and review lease drafts for operational and physical implications to retain optimal occupancy.
  • Enforce commercial lease provisions, verify that retail partners completely comply with all operational terms, and proactively resolve tenant issues to maintain a healthy merchant community.
  • Partner with design and construction teams to identify, prioritize, and manage local capital improvement projects and multi-year capital plans.
  • Oversee comprehensive property maintenance programs to preserve asset integrity and ensure a top-tier retail presentation.
  • Maximize the efficiency of contracted property services, manage competitive bid processes, and ensure all requirements under the Property Management Agreement (PMA) are met or exceeded.
  • Work alongside contracted security service providers to implement customized safety and security plans, maintaining a welcoming, secure retail environment.
  • Partner with legal teams to handle tenant disputes, lease conflicts, and localized litigation, ensuring compliance with PMAs, REAs, COREAs, and governing property documentation.
  • Build, lead, and mentor a highly skilled on-site property team, identifying professional development tools to ensure peak performance across all disciplines.
  • Support consumer marketing initiatives and activations that drive foot traffic, enhance retailer gross sales, and leverage digital tools, social media, and data analytics to optimize customer experience.
  • Elevate each asset’s position as a local community leader by building meaningful partnerships with civic and neighborhood organizations.
