About The Position

Manages the operation of a large-scale, high-profile, apartment community. The community will contain a minimum of 900+ conventional units or, 750+ conventional units with 10,000 sqft of commercial space or, 2700+ student housing beds or, 2250+ student housing beds with 10,000 sqft of commercial space. Oversees department heads and various associates within each department. Executes the business plan for the community, aiming to achieve the highest possible net operating income through effective cost control and maintaining high occupancy levels. Develops marketing plans while staying informed of market conditions and competitive pricing. Prepares and analyzes operational and financial data for the Regional Manager, managing the community's P&L, budget, and finances. Maintains a high-quality on-site team through effective management, training, setting clear standards, and leading the team to fulfill their highest potential. Implements company policies and procedures, leads team meetings, and ensures all physical aspects of the property are operational and safe. Schedules vendors to ensure vacant units are ready for occupancy and regularly inspects grounds, buildings, and units.

Requirements

  • Minimum of 5 years’ experience within the multifamily industry required.
  • Minimum of two years’ experience as a Property Manager in the Multifamily Industry required.
  • High school education or equivalent is required
  • Intermediate computer and Internet knowledge
  • Intermediate knowledge of MS Word, Excel and Outlook
  • Accurately perform intermediate mathematical functions and use all on-site resident management software functions

Nice To Haves

  • Minimum of two years’ experience as a Property Manager at a 400+ unit community and/or mixed-use community (residential and commercial) preferred.
  • Prefer knowledge of the following software programs: Yardi, Voyager, LRO, Entrata, Resident Check
  • CPM, CAM, RMP, or CMCA Certifications are preferred but not required
  • Bachelor’s degree preferred, but not required

  • Implement or direct the implementation of all policies and procedures in the company policy and procedures manuals
  • Leads daily/weekly inspirational and directional team meetings
  • Ensures that all physical aspects of the property are fully operational and safe
  • Schedules vendors to ensure that all vacant units are kept ready for occupancy
  • Visually inspect grounds, buildings, and apartment units on a regular basis
