They are versed in financial and budget management to ensure their properties are functioning efficiently.

Requirements

  • High school diploma or equivalent required, bachelor’s degree preferred
  • 7 + years of on-site property management experience
  • Proven experience in a leadership role managing a team in the Property Management industry.
  • 2-3 years financial experience writing and maintaining budgets.
  • Experience in supervisory role, leading and developing teams.
  • Proficient in Yardi property management software or other similar property management software
  • Have a dedication to providing and modeling exceptional service.
  • Demonstrate capacity for collaboration, with ability to work cross-functionally in fast-paced, matrixed and ambiguous environment.
  • Be a self-motivated individual with a sense of urgency, a demonstrated work ethic and integrity.
  • Excellent time management and organizational skills, with the ability to prioritize and shift tasks quickly as well as to work independently.
  • Excellent interpersonal, communication and facilitation skills with the ability to influence leadership regarding proposed strategies.
  • Effective problem-solving skills, with the ability to adapt to changing needs.
  • Computer literate, including Microsoft Office Suite
  • General office, bookkeeping and sales skills
  • Excellent oral and written communication skills.

Responsibilities

  • Ensuring the smooth running of a portfolio of properties in a fast-paced, high-volume environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Accountable for review and approval of all property purchasing with complete adherence to the expense budget.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance and management personnel, in order to maximize their engagement and minimize turnover.
  • Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs
  • Leading by example. Instilling, maintaining and modeling the Rhapsody mission to be the best national management company.
  • Maintain a positive living environment for community resident through prompt conflict resolution and consistent follow-up.
  • Work with leasing staff to ensure that leasing/marketing goals are being met, at high volume sites.
  • Work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent ready apartments to fully meet the demand of the market.
  • Accountable for property risk management, safety standards and employee and resident liability.
  • Determine, implement and follow up on any corrective action plans for deficiencies found at properties.
  • Manage resident complaint escalations ensuring a positive resolution.
