About The Position

Student Quarters is seeking a General Manager to oversee two apartment communities, 11 West and Lookout on Cragmor. This role is responsible for the comprehensive management of the properties, encompassing personnel leadership, strategic planning, financial oversight, risk mitigation, and the implementation of exceptional customer service and resident retention initiatives. The goal is to ensure the smooth and profitable operation of the communities while fostering a positive living environment for residents.

Requirements

  • A minimum of two years of property management experience highly preferred.
  • A working knowledge of Entrata Software is highly preferred.
  • High school diploma or equivalent is highly preferred.
  • A college degree or extensive experience in property management is preferred.
  • Ability to perform intermediate mathematical functions.
  • Ability to understand and perform all on-site software functions.
  • Must have experience with managing a team of people.
  • Intermediate knowledge of Microsoft and Google platforms.
  • Verbal and written communication skills.
  • Ability to create relationships.
  • Professional and neat appearance.
  • NAA or lease auditing experience.
  • Experience in effectively managing a property's curb appeal.
  • Must be able to pass a background check.
  • Must be able to pass a General Manager Assessment.
  • Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts.
  • Excellent verbal and written communication skills.
  • Must be able to work any of the seven days of the week and overtime hours when requested.
  • Travel may be required as necessary to attend training and other company functions.

Responsibilities

  • Manage high-quality on-site staff through effective recruitment, training, coaching, and development programs.
  • Perform and document employee evaluations, including performance reviews, corrective action, and termination paperwork.
  • Provide training and motivation to leasing staff and conduct group training sessions as needed.
  • Direct the entire turn process according to company standards.
  • Maintain product knowledge of the community and competitive properties by evaluating market conditions and trends.
  • Show, lease, and move in prospective residents.
  • Implement sales and marketing plans to maximize rental income and budgeted occupancy.
  • Achieve the highest possible net operating income through cost control and revenue improvement programs.
  • Develop yearly operating budgets and forecasts.
  • Prepare and convey operational and financial data to the Regional Director in a timely manner.
  • Monitor rent collections and ensure compliance with landlord/resident statutes.
  • Analyze and evaluate monthly financial statements and write variance reports.
  • Manage an excellent customer service program.
  • Oversee resident retention and service request follow-up programs.
  • Monitor an effective preventative maintenance program and ensure timely service request turnaround.
  • Complete required reports accurately and submit additional reports as requested.
  • Perform apartment inspections quarterly and before move-in/move-out.
  • Manage property risk by communicating incidents and potential liabilities.
  • Ensure the general upkeep and cleaning of the office, clubhouse, and buildings.
  • Perform other duties as assigned by the supervisor.
