About The Position

Blue Water Hospitality is seeking an enthusiastic General Manager (GM) to lead an upscale campground and RV Resort. This comprehensive professional role involves full reporting responsibility for the property, focusing on three main goals: taking care of your people, wowing your guests, and managing your business. The GM will provide direct oversight and strategic direction for all aspects of the operation, including amenities and lodging. This position is ideal for a resourceful and creative individual motivated by employee and guest engagement and by achieving goals. The General Manager will be responsible for Island Park KOA and Henry Lakes Gas Station.

Requirements

  • 3-5 years of RV Campground experience is required
  • Budgeting, Forecasting, and P&L experience are required
  • Ability to stand or walk for extended periods
  • Ability to lift or carry up to 25–45 pounds occasionally
  • Capability to climb stairs and navigate uneven terrain across the resort property
  • Ability to move quickly in emergencies
  • Physical stamina to work long hours and potentially varied shifts
  • Tolerance for indoor and outdoor work environments, including exposure to variable weather
  • Capacity to bend, stoop, kneel, or reach as needed

Nice To Haves

  • A bachelor's degree in business, Hospitality Management, or another related field is preferred
  • 3-5 years of Tourism or Hospitality Leadership experience
  • Food & Beverage experience (F&B) preferred
  • Safe Serve Certified preferred
  • Event planning and execution is a plus
  • Effective use of computer software, sales tracking software, CRM tools, and social media
  • Prior experience managing payroll and the employee life cycle utilizing an automated system
  • Able to adapt quickly and lead others through change
  • Ability to manage multiple projects and work assignments

Responsibilities

  • Provide outstanding leadership to drive and motivate the team, including recruitment, interviewing, performance management, reviews, coaching, training, and succession management.
  • Ensure effective staffing and scheduling to achieve appropriate coverage and maximize labor efficiency, including non-traditional workers.
  • Oversee time and labor management processes, ensuring accurate tracking of employee hours, compliance with wage and hour laws, and effective scheduling.
  • Implement best practices for labor cost control, monitor attendance patterns, and adjust staffing levels as needed.
  • Champion and execute human resource management strategies related to payroll and benefits, onboarding and offboarding, adherence to company policies, and employment laws.
  • Train and motivate team members to deliver an exceptional guest experience.
  • Establish and maintain optimal property conditions, including cleanliness, maintenance, and aesthetic appeal.
  • Resolve and address guest concerns and complaints, and seek opportunities to engage with guests.
  • Oversee and administer guest service portals, tools, and resources.
  • Collaborate with the Revenue Generation team to ensure pricing strategy, promotions, offers, and events meet profitability goals.
  • Identify and solidify opportunities to enhance the guest experience through local partnerships, event and activity management, and community engagement.
  • Lead and manage financial results and reporting through effective revenue management, expense and operational controls, forecasting, and labor management.
  • Play a lead role in annual budgeting, forecasting, and financial reporting, adhering to corporate policies and procedures.
  • Identify variances and inaccuracies and provide corrective measures.
  • Understand ancillary revenue streams, including Food & Beverage, attractions, and ticketed events, optimizing them for profitability.
  • Collaborate effectively with third-party vendors.
  • Communicate effectively with corporate operations and support teams to address and resolve property needs.
  • Lead and direct Capital Expenditures and projects.
  • Perform other duties as assigned.
  • Maintain reliable and punctual attendance, working adjusted and irregular hours as required by the 24/7 hospitality industry.
