About The Position

Under direct supervision of the Facility Supervisor/Facilities Director, the employee will accomplish the Maintenance Office's Strategic objectives by planning and organizing the assigned functions required to operate and maintain departmental activities, services and all HVAC units within Sage Compound. Incumbent is expected to perform most work in an independent manner. Maintains confidentiality of all privileged information. This list of duties and responsibilities is illustrative only of the tasks performed by this position and is not all-inclusive.

Requirements

  • High School Diploma or General Equivalency Diploma; Graduate of vocational, trade school and/or Military training in vocational field is a plus.
  • Three (3) years of progressive work experience in HVAC or equivalent combination of education and experience, boiler room or central plant experience is a plus.
  • Valid HVAC-License, any state; or equivalent due within 18 months of hire.
  • Valid state driver’s license and vehicle insurance during tenure of employment.
  • Must be able to successfully pass the Employee Health Screening requirements and background investigation.
  • Knowledge of methods, tools, materials and equipment used for the HVAC trade.
  • Knowledge of applicable Joint Commission Accreditation standards for Healthcare Facilities.
  • Knowledge of business English, proper spelling, grammar, punctuation, and mathematics.
  • Ability to communicate effectively in the English language both verbally and in writing.
  • Ability to establish and maintain professional relationships with individuals of varying social and cultural backgrounds and with co-workers at all levels.
  • Ability to speak the Navajo language and/or familiarity with the Navajo Way.
  • Ability to work independently and meet strict timelines.
  • Ability to understand and follow oral and written instruction.
  • Ability to prepare and maintain work orders.
  • Ability to prioritize and accomplish tasks within strict deadlines.
  • Skill in analyzing problems, projecting consequences, identifying solutions, and implementing recommendations.
  • Ability to operate all hand and power tools safety.
  • Must be able to produce neat, finished work with minimal supervision.
  • Knowledge of window glass removal, measurements, and installation.

  • Graduate of vocational, trade school and/or Military training in vocational field is a plus.
  • Boiler room or central plant experience is a plus.

Responsibilities

  • Perform duties to ensure air quality and correct air pressures per 2012 NFPA 99 and 2008 ASHRAE 170 standards for The Joint Commission compliance.
  • Install, inspect, maintain, repair and modify air conditioning, heating and ventilating systems including pilots, relays, coils, heating and condensate piping, controls, valves, compressors, fans, dampers, vents, blowers, pumps, burners, gauges, and traps.
  • Perform preventive maintenance on HVAC systems for all buildings and residential units.
  • Maintain a safe work environment.
  • Assist in planning and modifying existing heating and air conditioning systems.
  • Answer trouble calls/requests for repairs to heating and air conditioning equipment.
  • Accurately complete/maintain necessary reports/records in a timely and legible manner, according to applicable procedures and/or work order.
  • Operate power equipment such as, but not limited to, pipe cutter/threader, power vice and rotor-rooter.
  • Assist with repairs to floors, floor covers, ceilings, walls, partitions, cabinets, window and door sashes, casings and related hardware, sidewalks, steps, guard rails, etc., by grouting, patching, and/or removing damaged or unserviceable parts and replacing with an identical/similar/substitute parts.
  • Touch up or repaint soiled or damaged painted surfaces, including interior/exterior trim, framework, walls, ceilings, floors, cabinets, doors, etc. Use a brush and rollers to apply standard paints that have been tinted or mixed and oil, alkyd and varnishes.
  • Check malfunctions of various electrical equipment such as thermostats, small equipment, transformers, motor, lighting ballasts. Correct problem by adjustment, replacement of parts, or entire replacement of unit.
  • Assist with maintenance and repair on the plumbing systems, such as pumps and pipes, water system, etc. May occasionally involve minor modifications, replace and repairs various other fixtures, such as faucets, P-trap, etc. Clean clogged drains and sewer lines.
  • Perform, inspection on buildings, range exhaust hood, roofing, tiles, fire extinguisher, interior/exterior, walls and ceilings, etc.
  • Participate and attend in-service and educational programs.
  • Comply with Personnel Policies and Procedures.
  • Maintain confidentiality at all times.
  • Notify Facility Supervisor/Facilities Director of materials and supplies needed.
  • Must be willing to work in Morgue to do repairs.
  • Assist other maintenance personnel, plumber, electrician and other skilled workers as needed.
  • Must be able to participate for all "On-Call" duties. Emergencies, weeknights, weekends and for all HVAC emergencies.
  • Perform other duties as required.
