About The Position

This is a developmental position for an employee who has demonstrated competency beyond Maintenance Technician I and is working towards the knowledge, skills, troubleshooting ability, and independence required of a General Maintenance Technician II. The employee will work independently on routine assignments while receiving training, mentoring, and progressively more complex assignments from experienced Facilities personnel. The employee is expected to actively develop proficiency in multiple building trades and demonstrate continued growth toward Technician II competency.

Requirements

High school diploma or GED.
At least 1 year of experience that is directly related to the maintenance duties and responsibilities specified.
Performing a wide range of non-technical maintenance
Monitoring performance of heating, ventilation, and cooling systems
Repairing electrical fixtures, switches, and outlets
Repairing leaking fixtures, cleaning obstructed lines, replacing windows, painting
Operation of lawn and turf equipment.
Ability to understand and follow written and verbal instructions, work orders, procedures, equipment manuals, and safety requirements.
Demonstrated competency in the safe use of hand and power tools applicable to Facilities maintenance.
Working knowledge of multiple building trades with developing proficiency in electrical, HVAC, plumbing, and carpentry maintenance.
Ability to perform routine appliance and equipment repairs and develop troubleshooting skills for more complex equipment.
Ability to read, understand, follow, and promote established safety procedures.
Ability to maintain accurate maintenance and work-order records.
Ability to identify problems, evaluate possible causes, and determine when a repair can be completed independently or requires additional technical assistance.
Demonstrated willingness and ability to learn new skills through hands-on training, mentoring, formal instruction, manufacturer training, or other educational opportunities.

Responsibilities

Monitors, maintains, troubleshoots, and performs standard repairs to building electrical facilities and systems, including lighting fixtures, switches, photocells, outlets, and related components at a level not requiring formal licensure.
Assists experienced technicians and licensed contractors with more complex electrical troubleshooting and repairs while developing an understanding of electrical systems, circuits, controls, and safe work practices.
Operates lawn and turf equipment, including zero-turn mowers, weed trimmers, push mowers, tractors, and other grounds maintenance equipment.
Performs campus trucking, deliveries, material handling, equipment movement, and other transportation-related assignments.
Monitors the performance of heating, ventilation, and cooling systems and performs routine preventive maintenance and standard component repair or replacement.
Assists with troubleshooting HVAC equipment and develops the ability to identify common equipment failures, determine probable causes, and recommend appropriate corrective actions.
Performs non-technical plumbing maintenance, including repairing leaking fixtures, clearing obstructed waste lines, replacing plumbing fixtures, installing water coolers, and making minor modifications to plumbing and water supply systems.
Assists experienced technicians and plumbers with more complex plumbing repairs while developing skills in troubleshooting water supply, drainage, fixture, and related building systems.
Performs carpentry and building maintenance tasks including drywall installation and repair, window replacement, cabinet and countertop replacement, painting and texturing, door and hardware installation, lock repairs, key making, and room code changes.
Develops proficiency in completing increasingly complex carpentry, door, hardware, and building repair projects with decreasing levels of supervision.
Paints and prepares interior and exterior surfaces and finishes as appropriate.
Assists in maintaining water treatment and storage systems and develops an understanding of their operation and routine maintenance requirements.
Performs general maintenance, custodial, trash removal, event support, and other Facilities-related duties as necessary.
Performs routine repairs to kitchen equipment and assists experienced technicians with troubleshooting and repair of more complex equipment.
Performs preventive maintenance inspections and begins identifying potential equipment and building deficiencies before failures occur.
Uses hand tools, power tools, meters, testing equipment, ladders, lifts, and other Facilities equipment safely and appropriately within the employee's level of training and authorization.
Ensures proper care and maintenance of tools, equipment, vehicles, and supplies and promotes continuous improvement of workplace safety and environmental practices.
Documents Facilities maintenance requirements and maintains accurate records of inspections, preventive maintenance, repairs, materials, and work performed.
Performs snow and ice removal as required, including the operation of appropriate vehicles and equipment when properly trained and authorized.
Performs miscellaneous job-related duties as assigned.
May supervise student employees, including providing basic training, assigning and directing work, monitoring work quality, and promoting safe work practices.
Demonstrates a mindset of mentoring student employees and less-experienced workers by setting a positive example, encouraging teamwork, and contributing to a productive and respectful work environment.
Develops the ability to plan and organize small maintenance assignments, identify necessary tools and materials, and complete work with limited supervision.
Communicates work status, problems, material needs, and recommended repairs to supervisors and other Facilities personnel.

One primary purpose of the General Maintenance Technician 1.5 position is to provide a pathway toward qualification as a General Maintenance Technician II. Progression is not based solely on time in the position. The employee must demonstrate measurable growth in technical knowledge, work quality, troubleshooting ability, safety, reliability, and independence.
Development will focus on the following areas: Electrical Systems, HVAC Systems, Plumbing Systems, Carpentry and Building Systems, Equipment Troubleshooting, Preventive Maintenance, Work Planning, Independent Work, Safety, and Leadership and Communication.
