About The Position

The General Maintenance Technician I is responsible for assisting in a variety of skills encompassing most of the construction trades. This role requires the ability to interact tactfully, effectively, and courteously with co-workers, management, and customers. The position involves performing a wide range of general building maintenance repairs and services, including basic plumbing, electrical, HVAC, and carpentry tasks. The technician will receive and complete work orders, maintain accurate records, and ensure all tasks are completed safely and efficiently. This role also supports the Preventive Maintenance program and may involve working with contractors and vendors.

Requirements

  • High school diploma or equivalent.
  • One-year certificate from college or technical school, or one year of related experience and/or training; or equivalent combination of education and experience.
  • Minimum of one year of experience working in a maintenance role.
  • Working knowledge of HVAC, plumbing, carpentry, lighting, and electrical repair skills.
  • Ability to stand, walk, use hands to finger, handle or feel, and reach with arms and hands.
  • Ability to stoop, kneel, crouch, or crawl.
  • Ability to lift/move up to 50 pounds.
  • Specific vision abilities required include close vision and the ability to adjust focus.
  • Ability to deal tactfully, effectively, and courteously with co-workers, management, and customers.
  • Ability to work with tools and supplies necessary to complete tasks/projects.
  • Ability to work independently or as part of a team.
  • Ability to follow oral and written instructions.
  • Ability to carry, extend, and climb ladders safely.

Responsibilities

  • Assist in the evaluation, repair, and performance of minor plumbing, electrical, and HVAC systems.
  • Perform basic plumbing tasks including repairs to toilets, urinals, sinks, and faucets.
  • Perform basic electrical tasks including repairs to switches, receptacles, lighting, and breakers.
  • Perform basic HVAC tasks including filter and belt changes, and preventative maintenance on equipment.
  • Communicate with the maintenance supervisor regarding work requiring outside expert assistance.
  • Perform a wide variety of general building maintenance repairs and services.
  • Utilize tools and supplies necessary to complete tasks and projects.
  • Handle basic carpentry repairs around the building.
  • Prepare and paint surfaces as needed.
  • Receive and complete work orders while maintaining accurate records of material and labor.
  • Interact with employees and clients in a pleasant manner.
  • Ensure all jobs are completed in an exemplary manner, identifying and addressing potential hazards.
  • Assist in performing routine maintenance such as fixing structural damage to windows, doors, or walls.
  • Fix potential safety hazards to prevent injuries.
  • Safely replace lighting ballast and lamps.
  • Follow all safety requirements, including lockout/tagout procedures and the use of appropriate PPE.
  • Complete assigned work orders in a safe, timely, and quality manner.
  • Support the Preventive Maintenance (PM) program by providing resources, ideas, and knowledge to improve equipment reliability.
  • Assist with electrical wiring problems, such as resetting tripped breakers.
  • Be prepared and available to work evenings and weekends as assigned, as workdays and schedules are subject to change.
  • Share on-call duty for emergency maintenance.
  • Maintain the company vehicle in good working order, including refueling, reporting mechanical issues, and submitting monthly inspection forms.
  • Safely carry, extend, and climb ladders.
  • Work independently or as part of a team and follow oral and written instructions.
  • Work with or escort contractors, vendors, suppliers, and inspectors as needed.
  • Work overtime as required without notice to complete assigned work; time off may be offered or required within the same pay period to meet budget demands.
