About The Position

Work with a crew of general maintenance, campus maintenance specialists, and other assigned personnel while performing both installation of new equipment and general maintenance of existing facilities utilizing master level HVAC skills. The incumbent in this position is responsible for the full range of work involved in the inspection, adjustment, testing, troubleshooting, cleaning, general repair and new installation of equipment work associated with preventative maintenance and repair of the mechanical equipment, and food service systems of Housing and Residence Life residence halls and cafeterias. The incumbent must possess a great deal of knowledge in commercial refrigeration, and commercial HVAC. Commercial food service equipment, plumbing and electrical is a plus. The incumbent maybe required to work outside the HVAC field to help assist in the completion of projects in plumbing, electrical, and carpentry to insure the safety and comfort of the residence staying on campus. The incumbent will be required to work overtime, holidays, and perform a call out rotation at the discretion of his supervisor. With an advance notice of overtime and holidays when possible.

Requirements

  • Master level HVAC skills

  • Ability to install new units that may require design system changes
  • Ability to fabricate and install ductwork and auxiliary drains
  • Ability to repair or replace exhaust systems and controls
  • Ability to work in hazardous conditions and around hazardous materials
  • Ability to perform periodic checks of filters, motors, belts, coils, air handlers, equipment rooms, and unit drains
  • Ability to communicate with supervisors and subordinates

Responsibilities

  • Organize, assign and coordinate the technical maintenance work installation services rendered by skilled, semi-skilled, and unskilled workers assigned to a multi-trade work team.
  • Performs master level work in the assigned trade ( HVAC ): troubleshoots problems and performs maintenance and repairs.
  • Also has experience and understanding of plumbing, electrical, and carpentry.
  • Supervises and trains assigned personnel; assigns specific tasks and evaluates results.
  • Participates in performance evaluations in coordination with the Assistant Director of Facilities and recommends areas for individual training and development.
  • Inspects completed job assignments for adherence to trade standards.
  • Prepares estimates of time, labor and materials.
  • Ensures that assigned projects adhere to time and cost estimates.
  • Monitors work on site and notifies supervisor of problems, scheduling or deadline issues.
  • Prepares requisitions and obtains materials needed to complete assigned projects and work orders.
  • Ensures cost effective use of material allocated.
  • Operates standard equipment including power and hand tools.
  • Ensures operational readiness and safety of work areas, tools, and equipment; conducts routine inspections; performs routine repairs and maintenance on equipment and tools.
  • Troubleshoots air conditioners, chillers, Boilers, DDC controls, air handlers, ptacs, and commercial kitchen equipment with various problems.
  • Check calibration and operation of equipment.
  • Replaces compressors, recover refrigerant according to EPA Guidelines and keep refrigerant logs current.
  • Maintain boilers, chillers, and accessories such as pumps, motors, seals, air handlers, bearings, and filters in an operational standard.
  • Installs new units that may require design system changes during installation.
  • Fabricate and install ductwork and auxiliary drains.
  • Repair or replace exhaust systems and controls.
  • Work in hazardous conditions and around hazardous materials.
  • Responsible for the periodic checks of filters, motors, belts, coils, air handlers, equipment rooms, and unit drains for correct operation and cleanliness.
  • Personal contact with supervisors and subordinated is required.
  • Communication is used to determine what the problem might be and where it is located.
  • Assisting other shops in daily repairs and projects.
  • All other duties assigned.
