About The Position

Morrow Realty Company is seeking a full-time General Apartment Maintenance Technician at Waterford Apartments in Rincon, Ga. This role is responsible for the physical maintenance and general repair of the exterior and interior of the property, including systems and fixtures. The technician will handle heating and AC maintenance, general carpentry, electrical systems, and repairs to windows, tiles, floors, walls, and doors. A key part of the job involves working with the Site Manager to ensure vacant apartments are made ready for occupancy promptly, including painting as scheduled. The role also includes repairing and maintaining plumbing systems, maintaining the daily appearance and upkeep of the grounds, and ensuring lawn equipment is in proper working order. The technician will assist with implementing and continuing a preventive maintenance program, organizing the maintenance shop, and ensuring equipment is inventoried and in good condition. The position also requires being "on-call" for emergency weekend service calls when necessary.

Requirements

A valid driver’s license
Dependable transportation
General knowledge of plumbing
General knowledge of electricity
General knowledge of grounds work

Responsibilities

Comply with Company rules and regulations.
Adhere to instructions from the Site Manager and designated Maintenance Coordinator.
Be responsible for the physical maintenance and general repair of the exterior and interior of the property, systems, and fixtures.
Handle heating and AC maintenance.
Perform general carpentry.
Maintain electrical systems.
Repair windows, tiles, floors, walls, and doors.
Work with the Site Manager to ensure vacant apartments are made ready for occupancy in a timely manner.
Paint apartments as scheduled.
Repair and maintain plumbing systems.
Maintain the daily appearance and upkeep of the grounds.
Maintain proper operation and servicing of lawn mowers and other lawn equipment.
Assist the Site Manager with the implementation and continuation of a preventive maintenance program.
Organize the maintenance shop and equipment.
Ensure equipment is properly inventoried and accounted for in good operating condition.
Remain "on-call" for emergency weekend service calls when necessary.
