About The Position

The Funding Specialist ensures the accurate and timely disbursement of funds on every real estate transaction handled by First Source Title Agency. This role requires meticulous attention to detail, strong organizational skills, and a solid working knowledge of real estate closing procedures and regulations. The position is fully remote and involves close collaboration with closing, escrow, and accounting teams, as well as external partners like lenders, settlement agents, and real estate professionals nationwide.

Requirements

  • Two to three years of experience in loan closing, funding, or a related title company settlement agent role
  • Strong attention to detail and the ability to work with a high degree of precision
  • Excellent verbal, written, and interpersonal communication skills

Nice To Haves

  • Proficiency in escrow management software and closing platforms; familiarity with ResWare preferred

  • Working knowledge of RESPA, TRID, and wire fraud prevention best practices

Responsibilities

  • Review and manage loan files, examining them in detail to verify fees, closing conditions, and accuracy of calculations.
  • Confirm that documentation conforms to company policy and applicable state and federal law.
  • Coordinate and execute the disbursement of all funds associated with each transaction, including mortgage payoffs, taxes, insurance, recording fees, and related payments.
  • Confirm wire instructions and check remittances, ensuring all disbursements comply with lender instructions and escrow requirements.
  • Build working relationships with lenders, real estate agents, clients, and internal teams.
  • Gather outstanding documentation and resolve discrepancies to ensure a smooth closing process from balancing to funding.
  • Handle a high volume of transactions in a fast-paced environment, prioritizing effectively to meet funding deadlines.
  • Maintain accurate and complete records of all funding-related information and documentation.
  • Perform all duties in accordance with company policy and relevant state and federal regulations.
  • Identify and resolve funding-related problems, including account disputes and unresolved closures, escalating to management when appropriate.
