About The Position

The Maintenance Manager (MM) is the onsite leader responsible for the building, equipment, and grounds condition of the hotel. This is a lead maintenance role for facilities with a limited range, and the Maintenance Manager may supervise or provide leadership to 1-2 maintenance workers. The position involves performing maintenance, repairs, and preventative maintenance across all areas of the hotel. Key responsibilities include maintaining a clean and organized maintenance shop, ensuring the security of hotel inventory and assets (tools, supplies, furniture, fixtures, and equipment), and focusing on guest and associate satisfaction, expense control, and product quality to contribute to the hotel's overall goals. Additionally, the Maintenance Manager is responsible for the upkeep, use, care, and repair of the company vehicle, ensuring its compliance with regulations, prompt reporting of defects, and completion of necessary repairs to keep it safe and operational.

Requirements

  • Advanced vocational training plus two years of experience in general building maintenance or construction, or equivalent combination of education and experience.
  • Professional certification and license required by law.
  • Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics.
  • Ability to prioritize and organize work assignments.
  • Ability to speak, read, and write fluent English; other languages beneficial.
  • Reading and writing abilities are required in order to document tasks completed, to order supplies, to receive instructions for the day and/or to read equipment manuals including safety information.
  • Mathematical skills, including basic math, budgeting, profit/loss concepts, percentages, and variances.
  • Problem solving, reasoning, motivating, organizational and training abilities.
  • Ability to travel including some overnight travel is required.
  • Valid driver’s license required.
  • Will be required to regularly use commercial chemicals.
  • Will be required to work mornings, evening, weekends, and holidays.

Nice To Haves

  • Previous background from the extended stay industry or apartment building maintenance management preferred.
  • Experience with Microsoft Office preferred.

Responsibilities

  • Deliver on the promise of Sonesta Service in all interactions with guests and clients.
  • Manage according to the Sonesta G.U.E.S.T. standards and instill a passion for customer service in all associates of the hotel.
  • Create processes and procedures to ensure the hotel is properly maintained and clean.
  • Ensure all staff is properly trained and have the tools and equipment needed to effectively carry out their job functions.
  • Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff.
  • Perform maintenance and repair work on the interior and exterior of buildings, hotels rooms and contents, laundry and kitchen/refrigeration equipment, lighting, heating, air conditioning (HVAC), ventilation, and water treatment systems, swimming pool (if applicable), and snow removal, etc.
  • Ensure that equipment is prepared and operational for the following day’s work.
  • Perform preventive maintenance as outlined in the PM Works program.
  • Inspect building, furniture, bathrooms, guest rooms, and all equipment to ensure it is functioning properly and efficiently.
  • Read and record mechanical and other meters to ensure effective energy management.
  • Maintain inspection log and records of scheduled work and repairs.
  • Have an exterior PM program in place to maintain all buildings, parking areas, vans, and landscaping.
  • Monitor and secure inventory.
  • Follow established ordering procedures to replenish supplies and inventory.
  • Minimize waste.
  • Take responsibility for and inform management of hazardous situations, emergencies or threats to the security of guests, associates or hotel assets.
  • Responsible for testing, maintenance and repair of all hotel life safety systems.
  • Provide input for the annual department operating budget.
  • Promote teamwork and quality service through daily communication and coordination with other departments.
  • Ensure the proper process is in place to manage and report on the human resources and benefits programs within the Maintenance department.
  • Manage the recruiting, onboarding, training, ongoing performance management, and offboarding of all associates of the department.
  • Enforce hotel standards, policies, and procedures are in place within the maintenance department.
  • Manage and report on the proper use, maintenance and location of all supplies provided to the Maintenance department.
  • Manage and report on the purchasing of all supplies needed to manage the maintenance department.
  • Utilize PM Works to implement appropriate service recovery guidelines in order to ensure complete guest satisfaction.
  • Respond in a courteous and prompt manner to all guest questions, complaints and/or requests to ensure guest satisfaction.
  • Promote safety by the proper use and wearing of all protective equipment and uniforms.
  • Act as “Manager on duty” as required.
  • Ensure compliance with federal, state and local laws regarding health, and safety services.
  • Perform other duties as assigned.
  • Responsible for the upkeep, use, care, and repair of the company vehicle.
  • Ensure that the Van is in compliance with all licensed or regulated activities.
  • Ensure that van defects are promptly reported, van is safe and operational, and if not, that necessary repairs are completed.
