About The Position

The Floating Property Manager manages the apartment community as a business unit to achieve predetermined marketing and financial results, and trains, supervises, and motivates on-site office team members. The role supports the Candlewood and Southwood properties in Nashville, Tennessee, and manages multiple properties. The Property Manager assists the Regional Manager in maintaining the physical asset and maximizing its financial returns in accordance with owners’ objectives.

Requirements

At least 1 year of on-site property management experience as a Property Manager, with a proven track record of exceeding owners’ expectations.
Valid driver’s license and proof of auto insurance coverage.
Ability to communicate professionally and effectively with residents, staff, supervisors, vendors, and contractors.
Strong teamwork, communication, and people skills, with the ability to solve problems, manage time, and set priorities.
Detail-oriented, flexible, and well organized.
Working knowledge of computers, finance, management, and marketing.
Ability to prepare and analyze budgets and financial forecasts and work within a budget.
Ability to work independently with little or no supervision.

Nice To Haves

Experience using property management software is highly preferred.
CAM or other property management certification preferred.

Responsibilities

Hire, train, and supervise community team members.
Ensure staff compliance with company policies and procedures.
Ensure staff perform their duties on a timely basis.
Assist with special projects and administrative tasks.
Manage multiple properties.
Handle marketing, leasing, financial reporting and control, and resident relations.
