About The Position

The Floating Maintenance Technician will be responsible for performing a variety of maintenance tasks across multiple properties. This role requires physical presence at the assigned job location during scheduled hours and the ability to live within 30 miles of the properties with reliable transportation. The technician will assist in preparing units for rent, maintaining grounds, performing painting and cleaning, and ensuring equipment is serviced regularly. Flexibility to work additional hours may be required, and the technician must be available on-call for emergencies or snow removal.

Requirements

• 1+ years’ experience in multifamily or hotel maintenance required within the last 10 years.
• Must be well-versed in the unit turn process from from start to finish.
• Must have experience in tracking and maintaining inventory.
• Must provide your own basic hand tools – the Company will provide power tools.
• Experience providing great customer service to residents and/or customers is required.
• Reliable transportation is required.
• High school diploma or GED required.
• Demonstrates exceptional attention to detail and organizational abilities.
• Proficient in effective communication and teamwork.
• Maintains a positive outlook and embraces a collaborative team approach.
• Shows responsibility and takes pride in their work.
• Fluent in English, with strong reading, speaking, and writing skills.
• Must live within 30 miles of the property and have reliable transportation.

Nice To Haves

• 2+ years’ experience preferred.
• Applicants with trades experience will receive consideration.
• HVAC certification preferred.
• CPO certification preferred. ONLY APPLIES FOR PROPERTIES W/ POOLS

Responsibilities

• Assist in getting units “rent ready”.
• Abide by safety requirements at all times.
• Safely use chemicals and equipment as a part of everyday duties.
• Maintain grounds, work and storage areas and dumpster areas on a daily basis to ensure curb appeal up to company standards.
• Paint and clean as needed to ensure timely unit turnover.
• Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris.
• Ensure equipment is serviced on a regular basis to maintain safe operations.
• Must be able to be on-call for emergencies or snow removal.
• Maintain and enforce all company policies and procedures as established in the Operations Manual.
• Must be able to clean units as needed
