About The Position

Morgan Properties is seeking a dependable, hands-on Floating Service Technician for a 120-unit apartment community in Franklin Lakes, NJ. This role involves troubleshooting and repairing maintenance issues across HVAC, plumbing, electrical, appliances, carpentry, and general maintenance. The technician will maintain the interior and exterior of the community, respond to resident requests, prepare apartment homes for new residents, and provide support to the maintenance team. Participation in an on-call rotation for emergency maintenance needs is also required.

Requirements

  • Active, valid driver's license and reliable personal vehicle
  • Ability to live within a 30-minute commute of the property
  • One to three years of maintenance experience or an equivalent combination of education and experience
  • Hands-on experience with plumbing, electrical, appliances, HVAC, carpentry, or general building maintenance
  • Strong troubleshooting and problem-solving abilities across multiple trades
  • Comfort working independently while also contributing to a team
  • Customer-focused mindset with strong communication skills
  • Dependable, motivated team player who takes ownership of their work
  • Desire to continue learning, developing new skills, and growing within the maintenance field

Nice To Haves

  • HVAC / EPA / CFC certification preferred

Responsibilities

  • Troubleshoot and repair maintenance issues including HVAC, appliances, plumbing, electrical, and carpentry
  • Maintain the interior and exterior condition of the community in accordance with company standards and safety requirements
  • Respond promptly and professionally to resident maintenance requests
  • Diagnose problems and complete quality repairs efficiently and accurately
  • Communicate effectively with residents and office team members regarding repairs and project updates
  • Help prepare apartment homes for new residents and ensure they meet company standards
  • Provide support where needed while contributing to an efficient and collaborative maintenance team
  • Deliver a positive resident experience through quality workmanship and exceptional customer service
  • Support emergency maintenance needs and participate in the on-call rotation
