About The Position

The Floating Maintenance Supervisor is responsible for assuming the duties of the Maintenance Supervisor on various Haven properties when necessary due to the absence, vacant position, new acquisition or special needs at an assigned community. This role requires extensive experience in mechanical and electrical maintenance and construction for multi-family and commercial properties. The supervisor will also be responsible for maintaining the community with scheduled preventative maintenance, ensuring compliance with required inspections, and accurately maintaining maintenance logs. Additionally, the role involves efficient work order processing, coordinating maintenance staff or vendors, ensuring vacant apartments are made ready promptly, and adhering to property budgets. Communication with residents regarding repair timelines and pre-moveout inspections are also key responsibilities. The Floating Maintenance Supervisor will also provide mentoring and training to employees, manage disciplinary actions, and ensure proper time reporting and work quality.

Requirements

  • Superior organization and communication skills.
  • Ability to provide courteous and professional service to residents, property managers, supervisors, vendors, and other service providers.
  • Must be honest in time reporting.
  • Reliable and on-time to work.
  • HVAC experience is a must.
  • Valid driver's license may be required.
  • Travel is required 100% of the time.
  • At least one year of experience preferred.

Responsibilities

  • Assume duties of the Maintenance Supervisor on various properties due to absence, vacancy, new acquisition, or special needs.
  • Perform plumbing maintenance and troubleshooting, including sweating copper pipe.
  • Conduct electrical wiring, outlet, and switch maintenance, and lighting fixture installation.
  • Perform drywall and texturing installation and repair.
  • Troubleshoot and repair heating and venting systems, including unit zone valve, transformer, and thermostat maintenance.
  • Perform hot water and steam boiler troubleshooting and maintenance.
  • Install, repair, and troubleshoot appliances.
  • Troubleshoot and identify issues with aquatherm and boiler systems.
  • Foresee maintenance obstacles and challenges.
  • Maintain the community with scheduled preventative maintenance (weekly, monthly, quarterly, and annually).
  • Ensure managed sites are current on all required inspections (e.g., fire inspections, backflow testing, elevator conveyance licensing, pool business license renewal).
  • Ensure all maintenance logs are maintained accurately (e.g., pool, elevator inspections, light checks, snow removal).
  • Process work orders efficiently, timely, and cost-effectively.
  • Plan materials and complete maintenance unit turns to target one-visit completion.
  • Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange a suitable option with the resident.
  • Ensure vacant apartments are "made ready" within 7 days of vacancy.
  • Coordinate with cleaning and painting contractors as approved by the Management Company.
  • Adhere to the property budget for repairs and maintenance expenses.
  • Address any budget overages with the Property Manager.
  • Communicate with residents when repairs or maintenance will take longer than expected.
  • Complete pre-moveout inspections to minimize turn times and complete unit turns timely.
  • Update/close out work orders in the PM software with applicable notes.
  • Provide mentoring and training to enhance employee value.
  • Provide quick and decisive disciplinary action when required.
  • Monitor, record, and ensure proper time reporting, quality/efficiency for work completion, and follow-up make-ready completion.
  • Regularly manage employee needs, training of certifications, and overall teamwork.
