About The Position

Inland Real Estate Investment Corporation is seeking a motivated and analytical Financial Analyst to join our Asset Management team. This is an exciting opportunity for an early-career finance professional to gain hands-on experience supporting a diverse portfolio of commercial real estate investments across multiple markets and property types. The Financial Analyst will work closely with Asset Managers and senior leadership to evaluate portfolio performance, analyze investment opportunities, and support strategic decisions related to leasing, financing, acquisitions, and dispositions. The ideal candidate is highly analytical, detail-oriented, and eager to build a career in commercial real estate investment and asset management.

Requirements

  • Bachelor's degree in Finance, Accounting, Economics, or a related field.
  • 0–2 years of professional experience in finance, accounting, or a related analytical role.
  • Strong proficiency with Microsoft Excel, Word, and Outlook.
  • Excellent analytical, organizational, and communication skills.
  • Ability to manage multiple priorities in a fast-paced environment.

Nice To Haves

  • Experience in commercial real estate, asset management, investment analysis, or financial planning.
  • Working knowledge of Argus software.
  • Familiarity with real estate financial metrics and valuation concepts.

Responsibilities

  • Develop and maintain financial models to support asset valuation, forecasting, budgeting, and strategic planning.
  • Analyze asset performance through variance analysis, trend reporting, and forecasting.
  • Model investment returns, including NPV, IRR, cash flow projections, and investment yields.
  • Track property and portfolio performance against financial forecasts and recommend corrective actions when necessary.
  • Support the day-to-day management of a diversified portfolio of commercial real estate assets.
  • Review operating expenses and identify opportunities to improve property performance.
  • Evaluate tenant financial strength, market rental rates, vacancies, demographic trends, and competitive market conditions.
  • Conduct market research to assess demand, growth opportunities, risks, and new supply influences.
  • Assist with leasing, financing, acquisition, and disposition analyses.
  • Participate in loan document reviews from application through closing.
  • Review and monitor leases, lease modifications, management agreements, partnership agreements, and other legal documents.
  • Support property sales by coordinating due diligence materials, communicating with brokers, and assisting throughout the closing process.
  • Partner with property management, leasing, and accounting teams to develop annual property budgets.
  • Analyze expenses and future operational needs to support budgeting efforts.
  • Assist with investor communications, including preparing investor letters, presentations, and conference call materials.
  • Help respond to investor and advisor inquiries.
  • Conduct periodic site visits and property inspections as needed.
