In this role, the successful candidate The Financial Analyst acts as a direct representative of NYU Langone Health with the tenant population to support all aspects of Real Estate Housing financial operations. Handles billing, payments application, accounts receivable, monitors account balances/collection of amounts owed, reconciliation of tenant accounts, and security deposit administration.

Requirements

  • Bachelor Degree in Business, Accounting, Finance, or related field
  • 1 year relevant work experience, or an equivalent combination of education and experience.
  • Superior communication skills, both written and verbal.
  • Possess strong customer service and problem solving skill sets.
  • Attention to detail and work with little to no supervision.
  • Must have strong customer service and communication skills.
  • Must be organized and understand confidentiality in handling sensitive financial information.
  • Strong accounts/receivable and overall basic accounting skills (i.e., journal entries, working with G/L).

Nice To Haves

  • 3+ years. Financial experience, preferably in residential real estate.
  • Familiarity with databases, preferable intermediate skill level (i.e. StarRez).
  • Advanced Microsoft Excel proficiency, including knowledge of pivot tables preferred.

Responsibilities

  • Coordinate and run the monthly tenant billing.
  • Coordinate with the Bursar to post student charges semi-annually.
  • Properly track and record payments (of various types) per the lease agreement term.
  • Work closely with various other departments (i.e. Housing team).
  • Directly handle inquiries from residential tenants regarding their accounts.
  • Reconcile tenant security deposit accounts and prepare bank forms for tenant security deposits and refunds.
  • Coordinate with Payroll to maintain all payroll deduction amounts.
  • Run tenant arrears report to ensure timely payments.
  • Prepare and analyze tenant statements.
  • Prepare journal entries as needed.
  • Prepare monthly, quarterly and annual Housing Revenue and Vacancy analysis for Senior Management.
  • Engage with 3rd party utility payment processor (Engie) and Utility Companies (ConEd, PSEG, National Grid) to maintain all NYU residential utility accounts.
  • Review and approve invoices in Unifier for operations vendors.
  • Reconcile vendor accounts monthly.
  • Ad-hoc StarRez reports as needed (bulk credits, specific building analyses)
  • Create and maintain process manuals for all tasks of this position.
