About The Position

The Salvation Army Midland Divisional Headquarters is looking for a candidate with corporate and/or commercial real estate experience to join our team as the new Real Estate and Development Director. This is a salaried position that comes with a very generous benefits package. Starting pay is between $100,000 and $130,000 per year depending upon education and experience.

• Bachelor’s degree in business or related discipline
• Corporate real estate or commercial real estate experience
• Must be able to qualify to drive for The Salvation Army

Responsibilities

• Oversee, develop & manage Midland Divisional Real Estate, including strategic planning, property acquisition and sale contracts, due diligence analysis, lease negotiations, financial analysis for lease renewals, negotiations and conflict resolution with contractors, architects, vendors, construction project oversight, assistance with acquisition and disposition of Officer’s Quarters, facility needs assessments and capital budgets, and approval of payment requests from vendors.
• Oversee Property Insurance project claims and payments, including assessing claims, monitoring correspondence, negotiating with insurance carriers, and overseeing vendor payments.
• Give leadership to the Property Department personnel, including recruitment, hiring, training, development, supervision, personnel reviews, job performance monitoring, corrective action, disciplinary notices, scheduling, payroll submission, and ensuring adherence to HR policies.
• Processing Property Projects, including interim approval for emergency projects, preparing and presenting projects to the Divisional Finance Board, managing interactions with the THQ Property Department and Territorial Property Council, managing legal interactions with THQ Legal Department and local attorneys, and reviewing and approving legal invoices.
• Conduct property inspections as needed.
• Manage the roll out and implementation of software programs used in property and lease management and project planning; including but not limited to Archibus, Lease Query and TSAMM.
• Provide training and support to officers and staff as needed.
• Develop and maintain a preferred vendor list.
• Develop and monitor preventative maintenance schedules of Midland Division properties.
• Oversee the development and management of the department budget.
• Travel as needed to properties across the Midland Division.
• Member of Divisional Mission and Program Council. (DMPC).
• Oversee the proper tax-exemption application process to ensure the tax-exemption status for qualified property in the command.
