About The Position

Phillips Edison & Company (PECO) is seeking a Finance Intern for Spring 2027. PECO focuses on creating great omni-channel grocery-anchored shopping experiences and improving communities. PECO's operating platform provides retail services including acquisition, redevelopment, leasing, and management of grocery-anchored retail centers. Throughout the internship, the student will gain experience in internal and external financial reporting procedures, corporate budgeting and forecasting, documenting work, communicating with supervisors and company personnel, interacting with professionals at various levels, and developing time management skills. The Finance Intern will report to a Finance Manager and other Finance team members in person at the Cincinnati, OH office.

Requirements

Current university student enrolled in a degree seeking program studying Finance or Accounting
Minimum GPA of 3.0
Strong Excel skills including financial modeling and strong analytic ability
Strong written, verbal, and interpersonal skills
Ability to interact with a variety of groups internally and externally, including senior executives
Ability to work independently, with direction and guidance, and on a team (as needed)

Nice To Haves

Real Estate software (MRI or Argus) experience
Microsoft Power BI experience
Prior internship experience performing corporate financial analysis and modeling

Responsibilities

Assist with Net Operating Income (NOI) & Capital Expenditure forecasting analysis and research variances to budget, prior reforecast, and prior year
Ensure data integrity between general ledger system (MRI) and forecasting system (AE); work in conjunction with FP&A and IT to resolve variances
Work with leasing analyst on new leasing and retention metrics by tenant category
Maintain peer benchmarking files with oversight from corporate analysts
