About The Position

The Field Technician Community (FTC) is responsible for facilitating and expediting the tenant turn process, and occupied maintenance; including repairs, troubleshooting, installation and maintenance at AMH properties, while ensuring Company property quality standards are maintained. Each FTC is assigned a ‘portfolio of primary responsibility’ encompassing a designated assignment of single-family home units. The assigned territory will be primarily compromised of AMH communities’ homes. The FTC will be responsible for inspecting and assisting with maintaining the common area and community assets including amenities and amenity buildings in the assigned territory.

Requirements

  • High school diploma or GED preferred.
  • Associate degree or technical certification preferred.
  • Minimum of two years of experience in residential/property maintenance or related field; or five years of experience in lieu of education required.
  • Valid driver’s license required.
  • HVAC experience and Universal EPA Certification or HVAC Type II Certification preferred.
  • Proficiency with basic hand tools and power tools (e.g., cordless drill, impact driver, reciprocating saw, circular saw, pressure washer)
  • Familiarity with tools such as FiledOne, CRM systems, and Apple iPad preferred.
  • Working knowledge of Microsoft Office (Word, Excel, Outlook).
  • Understanding of OSHA safety standards and occupational hazards.
  • Strong problem-solving, planning, and organizational skills.
  • Ability to work independently and collaboratively across teams.
  • Ability to climb ladders for tasks such as gutter cleaning and tree trimming.
  • Proficiency with equipment such as wrenches, claw hammer, band cutters, wire strippers, breaker bar, clamps, etc.
  • Physical capability to lift/carry: 50 lbs to waist height 50 lbs shoulder height 20 pounds above the head

Nice To Haves

Responsibilities

  • Perform scheduled home repairs and preventive maintenance during property visits.
  • Address landlord-responsible maintenance issues reported by residents in occupied homes.
  • Conduct move-out inspections, manage tenant turns, and monitor contractor work to ensure compliance with timelines, costs, and quality standards.
  • Inspect and maintain community amenities and buildings, ensuring cleanliness, safety, and functionality.
  • Order supplies and consumables for assigned sites.
  • Service HVAC systems, including tune-ups, leak detection, capacitor replacement, fan motor repairs, and efficiency testing.
  • Complete repairs on community assets under the supervision of the New Development Portfolio Manager (NDPM).
  • Perform inspections of homes and community areas, document maintenance needs, and report lease violations.
  • Support move-out processes, including key exchanges, property condition assessments, and cost estimates for security deposit reconciliation.
  • Verify contractor work quality and ensure punch list items are completed promptly.
