About The Position

The Security Project Manager, working under the direction of the Program Manager, provides oversight and responsibility for management of the portfolio of projects executed and managed by Johnson Controls for a major company in the Bentonville, AR area. The role is responsible for providing regular project communications, both internally and externally to the appropriate stakeholders to ensure assigned projects are delivered on time and within budget. The Project Manager oversees and communicates project progression from inception to completion including design, permits, material delivery, labor schedules, and field installation. Conducts Work in Progress meetings. Understands and follows all published codes, customer standards, and unique project specifications. Conveys a sense of professionalism, fairness, and concern for customers, labor, and management. Coordinates change orders and drives toward overall margin improvement on every job. Drives positive cash flow and resolves any invoicing delays or disputes in a timely fashion. The Project Manager provides a single point of contact to clients for resolution of project and operational issues as assigned by the program manager, and performs periodic project and program reviews, making recommendations for improvement and marshalling the implementation of those recommendations. Actively participates in sequencing projects, adjusting timelines, and modifying scope documents to achieve objectives. This position is fulltime, with requirements to travel to the customer’s corporate headquarter location as well as retail sites across North America on an as needed basis. The project manager position may also require managing service contract work which will include but not be limited to the following activities, requesting inspection schedules, monitor and manage inspection schedules, manage, and follow up on repair quotes, ensure repairs are completed in a timely manner.

Requirements

  • Associate or bachelor’s degree in a technical or business field, or equivalent industry experience performing functional project management in a complex physical security environment.
  • 3-5 years physical security project management experience, including regular collaborate with general contractors, property managers and client partners.
  • Thorough understanding of both installation and service elements of operational performance.
  • Ability to read and understand complex building architectural, mechanical, and electrical documents.
  • Ability to multi-task and prioritize assignments with a strong adherence to deadlines.
  • Exceptional verbal and written communication skills, both with internal and external customers.
  • Skilled with MS Project and Smartsheet, to be used to maintain accurate and current project timelines for publishing to client.
  • Work with Program Manager to develop QBR (Quarterly Business Review) content for the client.
  • Must be organized, detail oriented and self-motivating.
  • Must have the ability to interact effectively with employees and customers in difficult situations.
  • Excellent leadership skills, min. +3 years’ experience leading professionals in a construction setting, with understanding of permitting and union complexities.
  • Self-starter, ability to review processes and instill continuous improvement methodologies, including institution and execution of a formal quality assurance program.
  • Strong verbal and written communications skills, including presentation skills.
  • Ability to lead and participate in meetings, representing both Johnson Controls and client as the need arises.
  • Technical expertise required – certification or exposure to enterprise-wide access control and video systems.
  • Organizational skills, ability to adjust labor efforts to fluctuating demands.
  • Working closely with sales and program management leadership, leverage Johnson Controls organization to bring thought leadership to the client.

  • Responsible for work plan, managing project resources, duty assignment, responsibilities, scope of authority and provides technical advice and problem resolution to all aspects of project.
  • Responsible for tracking projects expenditures and installation progress through reviews of status reports prepared by project personnel and modifies schedules of plans as required.
  • Maintains full financial accountability to project; requires ability to forecast financial trends across project, ability to understand internal and external client cost structures and integrate or translate to/from Johnson Controls accounting methodology using AIA standards.
  • Maintain full accountability to project quality; conducting inspections of work site, ensuring workmanship meets installation required quality standards and expectations.
  • Confirm major project milestones are met and verify percentage of completion by direct field labor and/or subcontractor resources.
  • Provide responsive, concise, and professional support to all customers and other personnel and ensure timely follow-up on all customer concerns and issues.
  • Understanding the client objectives and alignment of operational support activities to meet those objectives.
  • Establishment of standards, policies, and processes.
  • Ensuring proper resource alignment with all individual Projects.
  • Facilitates communication with the client and Johnson Controls internal partners.
  • Regularly engages the client to maintain current pulse on client perceptions, needs, challenges and potential business opportunities.
  • Takes ownership for maintaining high levels of customer satisfaction.
  • Advocates for the client while maintaining ability to counsel client when program improvements require client-side modifications.
  • Strives to achieve trusted advisor status with client.
  • Supervising and providing oversight of projects.
  • Regularly compile and communicate information related to critical activities, resources, and timelines.
  • Create project documentation, including playbooks, standards, and installation guides for assigned projects.
  • Creation and ownership of project plans.
  • Initiation of the program’s projects.
  • Ensures that the projects have adequate support.
  • Monitors project progress against plan.
  • Assists in identification of risks.
  • Provides support, mentoring and advice to other field project managers, installation managers and technicians.
  • Reports on project status to the Program Manager.
