About The Position

Terracon is seeking a Field Facilities Professional to join their Western US Facilities team in Phoenix, AZ. This role is focused on supporting Property Condition Assessments and Facility Condition Assessments within the Facility Asset Management practice. Requirements

  • Bachelor’s degree in facilities management, architecture, building science, engineering, or a related building field and up to 5 years of experience in facility assessment or a related field. In lieu of a degree, 4–9 years of related experience will be considered.
  • Valid driver’s license with acceptable violation history.
  • Desire to learn, excel, and not be afraid of asking questions!
  • Ability to work in active facilities and field environments, including walking and standing for extended periods and accessing roofs, mechanical spaces, ladders, and other areas when authorized and properly equipped.
  • Work-related travel is required. Regional travel may include local sites and surrounding states. Some assignments require overnight stays near project locations, typically for approximately one to two weeks per mobilization. Non-regional travel may vary from 10% to 50% in a month, though it is less common.
  • This role is part of a hybrid office team, with a minimum of two days per week in the office for team engagement and training unless assigned to fieldwork.

Responsibilities

  • Perform field-based visual assessments, inspections, testing, and data collection for Property Condition Assessments and Facility Condition Assessments under the direction of senior professionals.
  • Balance fieldwork with in-office or hybrid report preparation, assessments, team meetings, and training.
  • Review available drawings, records, and facility information as part of a collaborative team.
  • Inventory and assess major building components, systems, and supporting infrastructure.
  • Document observable deficiencies and assist with photographs, quantities, condition ratings, repair or replacement recommendations under senior guidance, cost-estimate inputs, reports, and data deliverables.
  • Develop condition ratings, remaining useful life assumptions, recommendations, and cost inputs using approved methodologies, subject to senior review.
  • Support projects involving accessibility evaluations; building enclosures, plaza decks, and below-grade waterproofing systems; pavement and landscaping; industrial infrastructure; and construction materials for existing or proposed facilities.
  • Work across commercial, retail, multifamily, hospitality, senior living, industrial, educational, healthcare, and governmental sectors.
  • Review available drawings, maintenance records, prior reports, and other facility information before and during field activities.
  • Support facility assessments by inspecting buildings, roofs, site features, and major architectural, structural, mechanical, electrical, plumbing, and fire-protection systems under senior guidance.
  • Assist with visual examinations and applicable nondestructive, instrumentation, load, laboratory, or destructive testing activities under qualified senior supervision and in accordance with the project scope.
  • Inventory facility components and accurately record required attributes such as location, type, capacity, age, quantity, and observed condition using approved field tools.
  • Identify and document observable deficiencies using clear notes, photographs, measurements, checklists, and consistent condition ratings.
  • Assist with drawing takeoffs, field quantity verification, condition ratings, remaining useful life assumptions, repair or replacement recommendations, priorities, and cost-estimate inputs using approved methodologies and under senior review.
  • Upload, organize, and review field data for completeness, consistency, and accuracy; revise information in response to quality-control comments.
  • Assist in translating field findings into clear report narratives, tables, calculations, and visual summaries that help clients understand facility conditions and priorities.
  • Assist in preparing plans, specifications, calculations, research, and other technical documentation when required by the assignment.
  • Assist with or perform contract and construction administration activities for small-to-medium projects under appropriate supervision, as applicable.
  • Coordinate assigned tasks with project team members, meet established schedules, and communicate progress or issues to the project lead.
  • Communicate professionally with facility representatives, clients, and team members while onsite and during report preparation.
  • Complete assignments designed to develop professional knowledge and abilities through training, mentorship, and progressively more complex projects and scopes; perform other duties as assigned.
  • Follow project safety requirements, participate in pre-task planning, use required personal protective equipment, and promptly report concerns.
  • Maintain established quality standards on all assigned projects and promptly address quality-control review comments.
