About The Position

The Facility Technician I, under Facilities Management, is responsible for completing daily work orders, performing basic preventive maintenance on building systems and equipment, and executing various repair and maintenance tasks. This role involves working with plumbing, electrical systems, carpentry, painting, and assisting with HVAC and evaporative cooler maintenance. The technician will respond to emergencies, maintain facilities, operate equipment safely, and document work. Adherence to safety regulations and collaboration with contractors and team members are essential. The position may require participation in after-hours or emergency call-outs.

Requirements

  • High school diploma or GED preferred.
  • 1–2 years of general maintenance or construction experience preferred.
  • Basic knowledge of Plumbing
  • Basic knowledge of Electrical systems
  • Basic knowledge of Carpentry
  • Basic knowledge of Painting
  • Basic knowledge of HVAC fundamentals
  • Basic knowledge of General building maintenance
  • Ability to use hand and power tools safely.
  • Valid driver's license with an acceptable driving record.
  • Ability to communicate effectively with staff, residents, vendors, and management.
  • Frequently lift and carry up to 50 pounds.
  • Occasionally lift up to 75 pounds with assistance.
  • Stand, walk, bend, kneel, squat, climb ladders, and crawl for extended periods.
  • Work indoors and outdoors in varying weather conditions, including extreme heat.
  • Ability to work in confined spaces and at heights when necessary.
  • Strong customer service skills.
  • Ability to prioritize multiple work orders.
  • Basic troubleshooting and problem-solving abilities.
  • Ability to work independently and as part of a team.
  • Willingness to learn new maintenance skills and procedures.

Responsibilities

  • Complete daily work orders in a timely and professional manner.
  • Perform basic preventive maintenance on building systems and equipment.
  • Repair and replace light fixtures, lamps, switches, outlets, and ballasts.
  • Perform basic plumbing repairs, including unclogging drains, repairing faucets, replacing toilets, and fixing leaks.
  • Complete minor carpentry work such as repairing doors, locks, cabinets, drywall, and ceiling tiles.
  • Paint, patch, and perform general building repairs.
  • Assist with HVAC preventive maintenance, including changing filters, cleaning coils, and monitoring equipment performance.
  • Assist with evaporative cooler maintenance and seasonal startup/shutdown.
  • Respond to emergency maintenance requests as assigned.
  • Move furniture, equipment, and supplies as needed.
  • Maintain clean mechanical rooms, storage areas, and maintenance shops.
  • Operate maintenance equipment and power tools safely.
  • Maintain accurate work order documentation and report completed work.
  • Identify maintenance concerns and notify supervisors of potential safety hazards.
  • Follow all OSHA safety regulations, company policies, and applicable building codes.
  • Assist outside contractors as needed.
  • Participate in after-hours or emergency call-outs when required.
