About The Position

The Oregon Liquor and Cannabis Commission (OLCC) oversees access to alcohol and cannabis products in Oregon through education, regulation, and distilled spirits distribution. Our aim is to protect public health and safety while supporting responsible businesses and providing funding for local and state agencies. The agency is comprised of three major operational programs: the Distilled Spirits Program, the Recreational Marijuana Program, and the Public Safety Program. All three programs are supported by the Administration, Financial Services, and Support Services divisions. Revenue generated from these programs helps support state and local government programs. This position is part of the OLCC Administrative Services Division. As part of OLCC’s facilities team this Facility Operations Specialist will maintain and repair, either on own, or by acting as project manager and inspector, the Commission owned facilities including heating, ventilation, air conditioning system, the overall facility (mechanical, electrical, plumbing, fire suppression and alarm notification systems etc.) and manage the security and access control systems.

Requirements

  • A Bachelors degree in building construction, industrial engineering or related field AND one year of experience planning, scheduling, or coordinating facility system maintenance and construction projects.
  • OR Four years of experience planning, scheduling or coordination facility system maintenance or construction projects.

  • Operational experience with Building Automation Systems, HVAC, Fire System, Access Control and photovoltaic (PV) systems

Responsibilities

  • Monitor, operate, and maintain the steam generating boilers and associated pumps and equipment daily during heating season. This includes planned and corrective maintenance on steam boilers, pumps, valves, piping, and steam traps, and flow meters.
  • Sample boiler water and condensate, perform analyses, and maintain corrosion inhibitor treatment in steam boilers, to include firing up boilers and performing operating adjustments to maintain efficiency of boilers.
  • Coordinate and schedule routine installation, repair, maintenance and upgrade of facility systems (mechanical, plumbing, electrical, HVAC, roof, etc.) with outside contractors and agency management at all OLCC owned facilities with minimal disruption to agency operations.
  • Operates computer terminal to interface with energy management system components or building automation systems.
  • Manage contractors on site, inspects and evaluates work in progress to ensure conformance to schedules, blueprints, schematics, and construction, fire and safety codes and advises ASD Director when project is complete, while ensuring contractors are following all state and county building codes.
  • Plans, coordinates and schedules all annual inspections for wet sprinkler and clean agent fire suppression, building fire alarm notification systems, steam boilers and related pressure vessels, overhead roll down fire doors, backflow devices, grease trap, water outflow systems, fire hydrants, and fire extinguishers.
  • Coordinate and schedule programming adjustments, recalibration and repair of all environmental controls with outside control system technicians.
  • Performs recurring maintenance, seasonal overhauls on systems and components.
  • Cleans, oils, and greases equipment such as pumps, motor linkages, air handlers, damper controls, and air compressors.
  • Tests systems and equipment for proper operation after any tasks have been performed.
  • During inclement weather, perform deicing and snow removal services to keep surfaces clear and buildings, warehouses operational.
  • Regular and reliable attendance is an essential function of this position and is required to meet the demands of this job.
