About The Position

We are seeking an experienced and detail-oriented Facility Manager to oversee a portfolio of vacant industrial buildings. The ideal candidate will focus on the preventative maintenance of key building systems, ensuring these facilities are maintained in a safe and operational condition, while minimizing risk and preventing costly repairs. The role will also involve implementing a robust inspection program and managing reactive remediation work as needed to maintain building integrity and protect long-term value.

Requirements

  • Bachelor’s degree in Facility Management, Engineering, or related field (or equivalent work experience).
  • Minimum of 5-7 years of experience in facility management, preferably within industrial or commercial real estate.
  • Strong knowledge of building systems (HVAC, electrical, plumbing, structural, etc.) and preventative maintenance techniques.
  • Proven experience in developing and managing inspection programs and handling reactive maintenance work.
  • Excellent problem-solving skills, with a hands-on approach to troubleshooting and managing repairs.
  • Strong communication and interpersonal skills to interact with vendors, contractors, and internal teams.
  • Ability to manage multiple priorities, budgets, and timelines in a fast-paced environment.
  • Experience with facility management software and work order management systems.
  • Strong understanding of health, safety, and environmental regulations.
  • Ability to conduct on-site inspections of industrial buildings, including walking long distances and climbing ladders if necessary.
  • Ability to lift and carry tools and equipment up to [X] lbs.

Responsibilities

  • Develop and execute a comprehensive preventative maintenance schedule for key building systems, including HVAC, electrical, plumbing, roofing, and fire suppression systems.
  • Coordinate and oversee routine maintenance tasks to prevent downtime or failure of critical systems.
  • Identify and address potential issues before they escalate into more significant problems, ensuring facilities remain in safe and functional condition.
  • Establish and maintain a robust building inspection program to assess the condition of each facility regularly.
  • Fully review and or perform site inspections and complete any reactive repairs as required.
  • Document findings and ensure timely follow-up actions for any deficiencies or hazards identified during inspections.
  • Oversee and manage reactive maintenance and remediation efforts in response to unplanned issues or damage within the buildings.
  • Lead emergency repairs and troubleshoot urgent problems promptly, minimizing disruption and ensuring the continued safety of the buildings.
  • Develop and maintain relationships with reliable contractors and vendors to facilitate timely and cost-effective repairs.
  • Review and understand lease agreements for each property in the portfolio, ensuring that facility management practices comply with the terms and conditions outlined in the leases.
  • Work with the leasing and legal teams to identify any responsibilities or obligations outlined in the leases related to maintenance, repair, and property condition.
  • Ensure the facility is being maintained in accordance with the terms of each lease, including common area maintenance (CAM) responsibilities, tenant improvement requirements, and other lease-related obligations.
  • Support negotiations or discussions regarding lease renewals, terminations, or changes, ensuring the company’s interests are protected from a facilities management perspective.
  • Landlord relationship management is required.
  • Partner with vendors for preventative and reactive maintenance work, ensuring compliance with contract terms and service-level agreements.
  • Monitor vendor performance and quality of work, ensuring that it meets the required standards.
  • Ensure compliance with local, state, and federal regulations, including health and safety standards.
  • Maintain an awareness of environmental regulations and oversee any necessary remediation or mitigation efforts.
  • Support emergency response planning and preparedness for vacant properties.
  • Develop and manage maintenance budgets, ensuring cost-effective execution of both preventative and reactive maintenance tasks.
  • Monitor expenses, track project costs, and timely invoice management.
  • Support the Finance team with monthly variance and other financial reporting as required.
  • Maintain accurate records of maintenance activities, inspections, and repairs for each building.
  • Provide regular reports to senior management on building conditions, maintenance issues, and progress of remediation efforts.
