About The Position

The Facilities Manager is responsible for monitoring and directing the daily activities for a team of maintenance technicians, porters/groundskeepers, custodians, and vendors / contractors for a residential community to ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance, resident and property work order requests.

Requirements

  • High school graduate or GED.
  • EPA 608 Universal required.
  • Minimum of 7 years maintenance experience.
  • Demonstrated strong customer service skills.
  • Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.
  • Ability to diagnose problems and implement repairs.
  • Ability to perform Quality Control on work and repairs completed.
  • Demonstrated ability to train on skill trades.
  • Demonstrated strong written and verbal communication skills.
  • Strong time management skills.
  • Ability to provide guidance and training to less senior technicians.
  • Strong customer service skills.
  • Possession of a valid, state-issued driver’s license and safe driving record is also required.

Nice To Haves

  • Technical School preferred.
  • Certified Pool Operator may be required.
  • Preferred degree/license/certification(s) in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair Certification or Carpentry.
  • Preference given to those who have CAMT or APPA.

Responsibilities

  • Overseeing 2 or more assets and supervise lead maintenance technicians.
  • Supervising specific property maintenance responsibilities, including general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems, including inspections and repairs.
  • Directing mechanics, technicians and outside contractors on assigned projects.
  • Controlling inventory of parts and equipment.
  • Coordinating all Maintenance related / contractor activities.
  • Monitoring and facilitating the completion of quarterly, bi-annually, and annual preventative maintenance logs/schedules.
  • Ensuring the successful execution of all company safety and environmental policies and procedures.
  • Performing weekly Zero Harm training to entire asset team.
  • Updating all SHRM (Safety Health & Rick Management) logs in accordance with Balfour Beatty Regulations.
  • Delivering the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.
  • Working a rotating on call schedule to have 24/7 maintenance coverage.
