About The Position

JLL is seeking a Facility Manager in San Juan, Puerto Rico, to join their account team in the pharmaceutical and commercial space industry. The Facility Manager will provide leadership to the onsite operations team. This role involves applying theoretical knowledge and functional expertise to achieve goals, using best practices to improve services and solve complex problems. The individual will work independently, receive minimal guidance, and act as a resource for colleagues.

Requirements

  • Bachelor’s Degree or equivalent experience in Facilities Management.
  • Minimum of 5 years of experience in a corporate environment, third-party service provider, or as a consultant.
  • Experience with utility systems found in commercial high-rise buildings (e.g., steam absorbers, compressed air and vacuum systems, water treatment and air handling equipment).
  • Ability to communicate (verbally and written) with diverse groups of individuals.
  • Good communication skills (oral and written).
  • Must be fully bilingual (English written proficiency).
  • Must be able to provide off-hours emergency response and coordination.
  • Computer literate: MS Windows, MS Excel, MS Outlook.
  • Proficient in reading blueprints, schematics, and ladder diagrams.
  • Must always comply with procedures, rules and regulations.
  • Must maintain a safe and clean work environment.
  • Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

  • Oversee the operation, staffing, performance, and development of the Integrated Facility Management service delivery.
  • Ensure client satisfaction by providing a seamless interface into the client organization, demonstrating leadership and responsiveness.
  • Maintain all service agreement Key Performance Indicators (KPIs) in good standing.
  • Develop and stay within operating budgets, with direct accountability to performance.
  • Develop capital budgets and recommendations for improvement, working closely with the client.
  • Manage all EHS and Security initiatives and employee training.
  • Lead strategic sourcing initiatives; manage vendor work onsite and their performance.
  • Ensure compliance with JLL minimum audit standards.
  • Develop and implement innovative programs and processes.
  • Responsible for facility inspections and the safety of all building spaces.
  • Oversee the maintenance and continuous operation of all building systems and infrastructure, including fire/life safety, absorber operations, chiller and steam equipment, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, switch gear), cabling, lighting and temperature controls, critical environments, light construction, and digital systems (fire alarm, card access, AV).
  • Utilize staff and contract with outside vendors as necessary.
  • Ensure compliance with all regulatory laws and guidelines related to building infrastructure operation.
  • Responsible for alerting management of building discrepancies.
  • Maintain all infrastructure and compliance documentation, including up-to-date building drawings and single-lines, and documentation for regulatory compliance.
  • Oversee the activities of contractors working within the building.
  • Keep records of building rounds and readings, engineering logs, and data sheets.
  • Provide advance training and notification to contractors regarding critical functions and incident response.
  • Ensure all SOPs are well-understood by building staff, engineers, tenants, and contractors.
  • Perform additional job duties as requested.
