About The Position

At Engineering & Property Services (E&PS), we manage all Johnson & Johnson buildings globally, offering comprehensive services from Real Estate and Engineering to Facilities Management. The Facility Manager (FM) Site Lead will partner with the site leadership team, General Manager, and the Warsaw Facility Management organization to ensure effective implementation of Facilities Management strategies and adherence to required maintenance and operations standards. This role is accountable for driving FM capabilities at the Warsaw DePuy site, overseeing outsourced facilities management partners. The position ensures the safe, GxP-compliant delivery of all facility-related functions, including maintenance, infrastructure, workplace experience, space management, site services, utilities, project delivery, and energy management, by balancing internal staff and external providers. The role also coordinates site facilities projects, aiming to deliver quality, safe, compliant, efficient, and effective workplaces that support site operations. The FM Site Lead works closely with the Site Leadership Team (SLT) at Warsaw, holding responsibility for the facilities function and contributing to overall site leadership. The incumbent requires both technical proficiency and leadership skills to collaborate effectively with peers and stakeholders, and to lead the FM organization as a high-performing team. Experience in GxP facilities maintenance, infrastructure management, space management, and onsite employee/business services within manufacturing and non-manufacturing settings is ideal. Key relationships include managing outsourced vendors and liaising with site-level business customers, Regional and Sub-Regional FM leadership, the Global Workstreams Organization, and key Support Partners (e.g., Finance, IT, HR, EHS, GHS, and Procurement).

Requirements

  • Bachelor’s degree in facilities management, engineering, business, and/or architecture is required.
  • Minimum of 6 years of facilities or engineering experience in a Regulated and GXP environment.
  • Good management and strong technical skills.
  • Comprehensive understanding and experience of facilities maintenance, with the technical ability to operate as Facility Manager.
  • Strong communication skills, both written and oral.
  • Strong passion for people leadership and development, with the demonstrated ability to collaborate with, influence, and partner with colleagues throughout the Manufacturing Operation as a Strategic Business Partner.
  • Ability to adapt emerging best practices and industry innovations.

Responsibilities

  • Ensure safety and GXP compliance is at the forefront of all Facilities Management activities.
  • Drive FM focus and capabilities within the site.
  • Serve as the primary point of contact for site-level business customers regarding Facilities quality, safety, compliance, and performance.
  • Manage the site FM team's activities, goals, development, and performance reviews.
  • Mentor and lead a team of managers, engineers, planners, specialists, technicians, and contractors responsible for the 24/7 operational readiness of the sites.
  • Manage site-level relationships with outsourcing partners, JNJ functions, business customers, and authorities.
  • Serve as the primary site liaison for Quality, Compliance, and EHSS compliance internal and external audits.
  • Ensure compliance with external and internal requirements, including good commercial, laboratory, and manufacturing practices.
  • Establish budgets and accurate spending projections, manage within capital and operating resources, and identify significant OPEX and capital spend requirements.
  • Lead an efficient Utilities/Asset/site Maintenance Program to sustain targeted equipment availability.
  • Share E&PS key performance metrics, benchmarks, and best practices to foster a high-performance and continuous improvement culture.
  • Implement business continuity plans, GXP initiatives, energy/sustainability initiatives, and infrastructure management programs to support strategic facilities planning.
  • Support Project Development and Delivery teams on capital and infrastructure projects, coordinating between business units and contractors.
  • Attend and/or chair customer and FM Facilities level governance forums.
  • Coordinate inspections on site as needed.
  • Identify and apply E&PS programs and methodologies to generate savings and optimize site and business performance.
  • Gather and provide site-specific data for regional and global metrics, programs, and performance analysis.
  • Manage departmental spend and budgeting.
  • Manage facility assets and develop long-range capital planning.
  • Participate in and lead matrix teams.
