About The Position

As a Facilities Turn Coordinator at Thrive, you will play a pivotal role in ensuring the efficient and seamless transition of units across our diverse portfolio of properties. Your responsibilities will encompass coordinating unit turns, implementing quality assurance measures, collaborating with Trade Partners and teams, and optimizing processes through data analysis and cross-functional engagement. This role serves as the quality assurance of completed turns and the transition back to Community Management.

Requirements

  • High school degree or equivalent required
  • At least two years of related community management, maintenance, or facilities coordination experience preferred.
  • Experience with community management software systems such as Entrata and Microsoft Office®.
  • Must have own hand tools necessary for basic turn operations.
  • Valid driver’s license and reliable transportation that can be utilized across multiple communities.

Responsibilities

  • Perform in-unit quality checks during and after work to ensure standards are met.
  • Ensure the turn checklists have been executed.
  • Document completed work with photos and notes as required.
  • Identify and communicate any deficiencies, damage, or additional work needed during the turn process.
  • Schedule and perform all final inspections on site, in units with the community Facilities Manager.
  • Support painting, cleaning, and maintenance efforts to ensure units are move-in ready.
  • Report issues requiring trade partners or additional scope to the Turn Manager.
  • Follow all assigned schedules and priorities for unit turns.
  • Utilize Entrata for work order updates, documentation, and tracking.
  • Assist in maintaining consistency in unit standards (paint, flooring, appliances, finishes).
  • Support move-out and move-in inspections as directed.
  • Work requires a strong sense of responsibility, ownership, and accountability.
  • Work requires adherence to all applicable federal, state, and local regulations including Fair Housing and safety standards.
  • The ability to perform basic tasks during scheduled walks if required.
  • Basic requirement- if it can be done with a towel or a screwdriver this would fall under your scope.
  • Work requires the ability to work independently and in a team environment.
  • Work requires strong attention to detail, accuracy, organization, and time management.
