About The Position

Ensures the Goodwill Opportunity Campus (to include GW and Second Editions) and The Goodwill Construction Skills Training Center, facility structure and mechanicals are well maintained, by conducting the following duties personally, or through the support of contractors.

Requirements

  • High School Diploma or general education degree (GED) and two years of experience providing maintenance work with a minimum of two years of experience or applicable certification(s) for HVAC systems
  • Must be able to make temperature adjustments and trouble shoot problems
  • Must have a working knowledge of lighting and electrical components including the ability to change out bulbs and components
  • Must have a working knowledge of plumbing and able to replace components (making basic repairs)
  • Must have one year experience managing vendors for facility related services, and kitchen equipment
  • Must have the ability to use a Work Order Management System; and Maintenance Database Administration required
  • Valid Driver's License (Class C) and safe driving record (as determined by the Agency's insurance carrier).

Responsibilities

  • Conducts weekly facilities checklist to review open work orders, needed repairs, and alleviate reoccurring issues. Documents are summarized and submitted to the Facilities Support Specialist, Manager, Facilities Services and Director, Facilities Services. Creates work orders and implements corrective action for each deficiency noted in report.
  • Ensures weekly testing and inspection of building fire pump and emergency generator, logs results in Life Safety Binder.
  • Conducts monthly inspection of emergency exit lights, fire extinguishers, eye wash stations, ladders, and AED units throughout the GOC and Goodwill Construction Skills Training Center.
  • Supports of a range of project management functions including, but not limited to: assisting with contracts, schematics, project cost estimates, composes request for proposals (RFP’S), data management, memos, researches, and creates presentations to inform decision makers.
  • Secures quotes, schedules replacement, and manages scope for capital improvement projects.
  • Conducts daily building surveys of assets to write reports about the conditions of the building systems.
  • Schedules and closes work order tickets using CMMS systems.
  • Performs preventive maintenance on air conditioning units to include the replacing filters, and cleaning coils, per Agency SOPs.
  • Replaces or repairs plumbing fixtures and cleans or unclogs drain lines.
  • Performs light construction work to include building shelves, underpinning, leveling and bracing, and repairing doors and hinges.
  • Opens and closes the Building in accordance with operational hours, as needed.
  • Installs or replaces ballasts, light fixtures, light switches and electrical outlets.
  • Inspects interior and exterior systems to ensure operations and repairs.
  • Disarms and resets fire sprinkler and fire - life safety systems and contacts the Fire Department in the event of an emergency.
  • Performs light painting.
  • Sets up conference areas and meeting rooms as requested.
  • Conducts and records safety drills as related to assigned facility in supervisor’s absence.
  • Works with Manager, Facilities Services, Manager, Custodial and Campus Services and Director, Facilities Services to conduct building surveys and inspections.
  • Informs Manager, Facilities Services, what equipment is needed. Provides research and competitive pricing on needed tools, parts, and supplies prior to making a purchase.
