Oversee day-to-day Rankin Road facility operations, including scheduling, escorting maintenance vendors, and performing inspections. Provide project management support for maintenance and tenant improvement projects. Track and trend facility maintenance spend and provide metrics to executive leadership. Perform risk-based asset management using a criticality-based hierarchy. Develop capital expenditure requests for assets beyond economical repair and present recommendations to executive leadership. Review quotes and invoices for accuracy, including identifying and challenging inflated markups on materials, equipment, labor, and scope of work. Monitor the internal ticketing system and maintain accurate data in the Computerized Maintenance Management System (CMMS). Manage third-party maintenance providers and related service partners for day-to-day operations. Perform vendor management functions to include, vetting, onboarding off boarding, and vendor grading.
