About The Position

This role organizes, coordinates, and inspects the cleaning and maintenance of facility equipment, tools, and vehicles. The Facilities Supervisor oversees all repair and construction work, performs managerial duties including follow-up, evaluation, and reporting, and requisitions necessary supplies, materials, equipment, and services. The position requires performing duties safely, efficiently, and in compliance with all applicable rules and safety procedures.

Requirements

  • High School or GED required.
  • Valid State of Texas Driver’s License.
  • Ability to read blueprints, measuring instruments and gauges.
  • Good human relations and communications (written/verbal) skills.
  • Knowledge of labor agreements and related procedures.
  • Knowledge of PCs and related software to include: Microsoft Excel, Word, PowerPoint and Outlook.
  • Minimum four (4) years in Facilities Maintenance pertaining to Electrical, Plumbing, HVAC, Hydraulics, General Maintenance work and Energy Management Systems.
  • Includes Lead/Supervisory experience.
  • Must be able to obtain a COH Boiler’s License within two (2) years.

Responsibilities

  • Provides primary managerial direction and performs personnel administrative functions for direct report staff, including training, supervising, work assignments, timesheets, and performance evaluations, to ensure necessary staffing, enhance productivity, and achieve department outcomes.
  • Supervises repair, service, maintenance installations, and operations of assigned equipment, mechanical systems, physical plant equipment, grounds maintenance, and operation of all plant utilities.
  • Maintains a complete inventory of equipment (SAP) to develop, implement, and monitor maintenance schedules, ensuring maximum equipment longevity and determining replacement, repair, and maintenance needs.
  • Assigns, directs, supervises, and instructs the scheduled workforce in the satisfactory completion of assignments and responsibilities via work orders.
  • Maintains discipline and adherence to the union contract, work rules, company policies, and departmental policies, initiating DARs as needed.
  • Responsible for maintaining safety standards related to personnel, shops, and equipment.
  • Responsible for Preventive Mechanical Maintenance programs for all assigned equipment.
  • Responsible for maintaining shop tools and equipment in a high state of readiness, controlling inventory of shop supplies and materials.
  • Orders required materials, supplies, and equipment for orderly scheduling and completion of projects, utilizing shopping carts and/or credit cards.
  • Responsible for the cleanliness and orderliness of work areas, Facility Maintenance shops, machinery spaces, and equipment.
  • Works with other department supervisors in scheduling and coordinating projects, repairs, and overhauls, and coordinates the activities of outside contractors.
  • Conducts daily and periodic inspections of the entire physical plant and implements required repairs, services, and projects.
  • Inspects areas cleaned and serviced by janitorial contractors to ensure adherence to contract standards and submits required reports to the Manager, Operating Facilities. Also inspects other contracts such as Fire Alarm, elevators, and other contractors' PMs.
  • Assists in budget preparation, submits required reports, purchase requisitions, and maintains operating logs, time sheets, vehicle reports, and reconciles monthly purchase card statements.
  • Notifies the Manager’s representative for the removal of solid, liquid waste, waste oils, and solvents.
  • Responsible for providing coverage for after-hours emergency situations, breakdowns, power failures, fires, and special METRO functions.
  • Required to work scheduled shifts and hours to meet schedules and area of accessibility. May be required to fill in at other facilities, including answering emergency calls after hours.
  • Assists with key installation with Security.
  • Provides excellent customer service to METRO internal and external customers.
  • Applies SMS (Safety Management System) methods and principles in daily routine and supports all aspects of the agency’s Public Transportation Agency Safety Plan (PTASP).
  • Promotes safety awareness and follows safety procedures to reduce or eliminate accidents.
  • Performs other job-related duties as assigned.
