About The Position

The Facilities Operator is responsible for coordinating and supporting a wide range of facilities maintenance and operational functions across multiple College properties. This position ensures that campus facilities and systems are well-maintained, safe, and functional through oversight of routine operations and vendor services. Working under the general supervision of the Executive Director of Facilities, the role supports the planning, implementation, and monitoring of maintenance activities while contributing to the overall effectiveness and efficiency of College operations.

Requirements

  • Ability to work on a ladder.
  • Ability to bend, climb, and stand for long periods of time.

Responsibilities

  • Oversees, coordinates, and provides leadership to external contractors performing maintenance, repair, and other facility-related services, and regularly communicates progress and project updates to the Executive Director of Facilities.
  • Supports the Executive Director of Facilities in planning, coordinating, and executing remodeling and renovation projects as needed.
  • Plans and oversees preventive maintenance and emergency repair services, including chiller operations, to ensure equipment efficiency and structural integrity.
  • Conducts scheduled inspections and performs adjustments, cleaning, calibrations, and repairs on various systems to maintain optimal performance.
  • Assists with compliance and regulatory matters by providing expertise and guidance, ensuring adherence to industry standards and codes, and contributes to the development and maintenance of the Facilities Operations Policies and Procedures Manual.
  • Manages and operates energy management systems, ensuring the effective and efficient performance of all related infrastructure, including HVAC, lighting, and other building automation components.
  • Coordinates postal operations, including shipping, receiving, distribution, and warehousing functions.
  • Evaluates facility needs and recommends the purchase of supplies, tools, machinery, equipment, and furniture to support effective building maintenance and operations.
  • Maintains key and access control processes, including the creation, distribution, receipt, and inventory of physical keys and electronic access credentials, and ensures the key/access database is accurate and up to date.
  • Performs facility maintenance and repair tasks—initiated through the online work order system—including HVAC systems (air conditioning, refrigeration, ventilation), plumbing, carpentry, electrical, and painting, as needed; maintains a basic working knowledge of lift station operations to respond appropriately to issues and coordinate external repairs when necessary.
  • Regularly monitors the online work order system, schedules and tracks maintenance requests, and communicates with requestors to provide updates on the status and completion of work orders.
  • Assists with storm and hurricane preparedness efforts and participates in post-storm cleanup and recovery activities.
  • Performs routine maintenance, minor repairs, and post-use inspections on College vehicles and production equipment.
  • Monitors the condition of campus roadways, curbs, and parking lots, reporting issues and coordinating necessary repairs.
  • Coordinates and performs setup and teardown for College events.
  • Remains reasonably accessible by cell phone for business purposes, including responding to emergency calls related to College facilities during non-business hours.
  • Other related duties as assigned.
