About The Position

Arden Logistics Parks is looking for a motivated, customer-focused Facility Operations Manager to serve as the primary on-site representative for a multi-tenant industrial business park. This individual will be responsible for overseeing the day-to-day operations of the property, fostering strong tenant relationships, coordinating vendors and service providers, performing routine property inspections, and completing basic maintenance and repair tasks. The ideal candidate is a hands-on problem solver who enjoys working with people as much as working on buildings. This role combines property management, tenant services, facilities oversight, and light maintenance responsibilities into a single position that serves as the face of ownership at the property. The successful candidate will work independently to ensure a safe, well-maintained, and professionally managed environment while delivering exceptional service to tenants and supporting Arden's operational standards. This position is ideal for someone with experience in commercial property management, facilities management, building operations, maintenance, or a related field who is seeking an opportunity to have a direct impact on property performance and tenant satisfaction.

Requirements

  • High school diploma or equivalent required.
  • Three (3) or more years of experience in commercial property management, facilities management, maintenance operations, or related field.
  • Strong customer service and tenant relations skills.
  • Knowledge of basic building systems including plumbing, electrical, lighting, doors, hardware, and general repairs.
  • Ability to work independently with limited supervision.
  • Strong organizational and time-management skills.
  • Excellent verbal, written, critical thinking, and problem-solving skills.
  • Proficient computer skills including Microsoft Outlook, Word, and Excel; Yardi experience preferred.
  • Ability to manage multiple priorities and respond effectively to changing conditions.
  • Valid driver's license and reliable transportation.
  • Professionalism; taking responsibility for decisions, actions, and results.
  • Positive attitude and strong work ethic.

  • Associate degree, technical training, facilities management certification, or property management coursework preferred.

Responsibilities

  • Serve as the primary on-site representative for ownership and management of a 195,532 SF multi-tenant industrial asset.
  • Conduct routine property inspections to identify maintenance, safety, and operational concerns.
  • Monitor overall property appearance, cleanliness, landscaping, parking areas, and curb appeal.
  • Coordinate and oversee recurring property services such as landscaping, janitorial, pest control, parking lot maintenance, HVAC service, and fire life safety inspections.
  • Assist with emergency response efforts and coordinate corrective actions following property incidents.
  • Ensure compliance with property rules, lease requirements, and company standards.
  • Serve as the primary point of contact for tenant requests, service issues, and property concerns.
  • Build and maintain positive tenant relationships through regular communication and property visits.
  • Respond to tenant inquiries in a timely and professional manner.
  • Coordinate tenant move-in and move-out activities, including property inspections.
  • Communicate scheduled maintenance activities, property improvements, and operational updates to tenants.
  • Track and document tenant requests through completion
  • Perform minor building repairs and maintenance activities, including door and hardware adjustments, basic plumbing repairs, lighting replacements, signage installation and repairs, minor drywall and painting repairs, and general property upkeep.
  • Conduct preventive maintenance inspections of building systems and common areas.
  • Coordinate specialized repairs with qualified vendors and contractors as necessary.
  • Maintain inventory of common maintenance materials and supplies.
  • Escalate major repairs and capital issues to management.
  • Coordinate vendors, contractors, and service providers performing work at the property.
  • Obtain proposals and assist with bidding and scope development for maintenance and repair projects.
  • Verify completion of work and report deficiencies when necessary.
  • Review invoices for completion of work prior to submission for approval.
  • Maintain records of inspections, work orders, contracts, and vendor documentation.
