About The Position

The Administrative Services division of the American College of Physicians (ACP) is seeking a candidate for the position of Facilities Manager for the Facilities department. ACP, a national organization of internal medicine physicians with headquarters in Philadelphia, is the largest medical specialty organization and the second-largest physician group in the United States with more than 163,000 members worldwide. The Facilities Manager is responsible for ensuring the safe and efficient operation of the ACP building. The individual will also provide direct supervision and evaluation of all support staff and contractors to ensure that quality workmanship and high standards are maintained. Responsibilities also include the daily planning, scheduling and performance of the preventive maintenance program, scheduled and unscheduled repairs, short- and long-term planning, as well as budgeting. This is a full-time on-site position, with five days per week in the office required.

Requirements

  • Five or more years of progressive plant engineering/facilities management experience in a high-rise building required.
  • Demonstrated knowledge of electrical, HVAC, fire/safety codes, plumbing, carpentry, working knowledge of NFPA, NEC and ASHRAE standards.
  • Ability to understand schematic blueprints of all building components.
  • Good oral and written communications skills required to interact with all levels of College staff, vendors and contractors.

Nice To Haves

  • Bachelor’s degree with emphasis in the engineering discipline.
  • Building Engineer’s Class A operator’s license
  • Previous supervisory experience

Responsibilities

  • Supervises the maintenance staff and provides necessary direction and training to ensure that accurate maintenance and operating practices are followed.
  • Oversees all building operations including HVAC, electrical, mechanical, plumbing, fire and life/safety systems.
  • Completes building inspections and mechanical, electrical, plumbing, fire and systems audits.
  • Establishes, implements, and ensures the completion of a preventive maintenance program for all building equipment through in-house or contracted personnel.
  • Prepares annual repairs and maintenance budget. Evaluates and recommends major equipment purchases for building-related systems and components.
  • Negotiates, monitors, and oversees all building services contracts for vendor compliance and responsibility.
  • Coordinates energy management program and develops strategies for efficient use of all lighting and HVAC systems and equipment.
  • Establishes and maintains OSHA compliance/safety log.
  • Maintains relevant records of building operations and repair orders.
  • Manages construction projects. Ensures timely completion of projects to contract specifications.
