About The Position

Slip Robotics is seeking a Facilities Manager to oversee the daily operations of its six co-located facilities in Norcross, Georgia. This is a hands-on role responsible for maintaining the buildings, including lighting, HVAC, plumbing, electrical, doors, loading docks, and roofs. The Facilities Manager will perform day-to-day maintenance tasks, manage external vendors for services like janitorial, pest control, and HVAC, and implement preventive maintenance schedules. This role also involves ensuring safety and compliance, managing building access and security, supporting space and layout changes, handling work order intake, and managing the facilities budget. The ideal candidate is self-directed, organized, calm under pressure, and possesses strong communication skills and a safety-first mindset. Physical capability for lifting, climbing ladders, and standing for extended periods is required, along with flexibility for occasional after-hours emergency calls.

Requirements

  • 5+ years of experience in facilities, building maintenance, or a skilled trade with progressive responsibility.
  • Experience running a multi-building site is strongly preferred.
  • Hands-on trade skills in non-licensed electrical, plumbing, carpentry, and basic HVAC troubleshooting.
  • Experience hiring, managing, and evaluating service vendors.
  • Ability to work independently, manage one's own schedule, and handle a work order queue.
  • Ability to remain calm and effective under pressure during building emergencies.
  • Strong communication skills, capable of interacting with all levels of staff.
  • Safety-first mindset and ability to model expected behavior.
  • Physically capable of lifting up to 50 lbs, climbing ladders, and being on your feet for most of the day.
  • Reliable with flexibility for occasional after-hours calls for building emergencies.

Nice To Haves

  • Trade certifications (EPA 608 for HVAC, electrical journeyman, plumbing, etc.).
  • OSHA 10 or OSHA 30 certification.
  • Experience managing facilities in a manufacturing or industrial setting.
  • Experience supporting space build-outs or relocations.
  • Working knowledge of building automation systems, access control platforms, or CMMS work order software.

Responsibilities

  • Manage the day-to-day operation of six co-located facilities.
  • Perform hands-on maintenance tasks including changing light bulbs, replacing filters, minor plumbing and electrical repairs, carpentry fixes, furniture moves, and paint touch-ups.
  • Troubleshoot and perform initial repairs on HVAC systems, escalating to vendors when necessary.
  • Manage and oversee external vendors for janitorial services, pest control, landscaping, HVAC service, fire and life safety inspections, pressure washing, and roof repairs.
  • Develop and maintain a preventive maintenance schedule for building systems.
  • Ensure safety and compliance by maintaining fire extinguishers, exit signs, emergency lighting, OSHA signage, eyewash stations, and first aid kits.
  • Manage building access and security systems, including keys, badges, locks, camera coverage, and access control.
  • Support space and layout changes by assisting with planning, coordinating moves, and managing vendors.
  • Serve as the primary point of contact for all facility requests, triaging, prioritizing, and closing work orders.
  • Manage the facilities budget responsibly, ensuring cost-effectiveness and planning for future expenses.
