The Facilities Manager owns every square foot Foundational operates in — the Bay Area office and the manufacturing floor alike. Power, security, safety, vendors, buildout, and the daily upkeep that keeps both running: if it is not the machines or the product, it is you. When this role sits empty, the team works around broken systems instead of building the company.

Requirements

You have run facilities for a company with both office and industrial or manufacturing space — not just a corporate HQ.
You have managed HVAC, electrical, and life-safety systems directly, not only through a property manager.
You have negotiated and managed vendor contracts — security, janitorial, maintenance, waste — and held vendors to SLAs.
You have coordinated a facility buildout or major renovation end to end — permits, contractors, inspections — from kickoff to occupancy.
You know OSHA and local fire and life-safety code requirements well enough to run a compliant facility without outside consultants for routine matters.
You have owned a facilities budget and can build a cost model without a template.

Nice To Haves

experience in a manufacturing, industrial, or lab environment.
Familiarity with CMMS (computerized maintenance management) tools.

Responsibilities

Stand up a maintenance and facilities tracking system covering HVAC, power, security, and equipment upkeep across office and factory, with response times you can measure.
Own vendor relationships for janitorial, security, waste, utilities, and building maintenance — contracts negotiated, SLAs enforced, costs tracked against budget.
Complete the facility readiness checklist for the next factory buildout on schedule, coordinating construction, IT, and safety before machines go live.
Build and run a facility safety and compliance program — OSHA requirements, fire and life-safety code, emergency procedures — with zero unresolved violations.
Manage the office footprint as the team scales, including space planning, moves, and procurement, without disrupting day-to-day work.
Own the facilities budget and report spend against plan monthly, with at least one cost-reduction initiative executed.
