About The Position

The Facilities Manager is responsible for ensuring the safe, reliable, and efficient operation of the facility infrastructure and automated material handling systems supporting a highly automated third-party logistics (3PL) distribution center of approximately 200 employees. This role leads facility maintenance, automation reliability, regulatory compliance, contractor management, capital improvements, and preventative maintenance programs while supporting uninterrupted warehouse operations and customer service commitments. The Facilities Manager oversees a team of Maintenance Techs, and partners closely with Operations, Engineering, Safety, IT, Automation vendors, and Sustainability to maintain a clean facility, maximize equipment uptime, improve asset reliability, reduce operating costs, and maintain compliance with OSHA, NFPA, FM Global, and customer requirements.

Requirements

  • Bachelor’s degree in Engineering, Facilities Management, Industrial Technology, or a related field, or equivalent combination of CMRP certifications and experience.
  • 5–7 years of progressive facilities or maintenance leadership experience.
  • Experience supporting automated distribution centers, manufacturing facilities, or modern logistics operations.
  • Strong communication (oral and written) skills and attention to detail.
  • Experience managing contractors and maintenance vendors with a working knowledge of electrical, woodwork, HVAC, roofing, paving, etc.
  • Experience utilizing CMMS systems.
  • MS Office with intermediate Excel.
  • Must be able to lift 50lb and be able to work at heights of 50 ft.

Nice To Haves

  • Experience supporting robotics or automated warehouse systems a plus.

Responsibilities

  • Manage the day-to-day maintenance and operation of the warehouse, office areas, grounds, utilities, and building systems.
  • Ensure all building infrastructure operates safely and efficiently, including HVAC, electrical distribution, plumbing, compressed air, lighting, dock equipment, fire protection, security, and backup power systems.
  • Maintains all refrigeration and HVAC system to precise customer requirements.
  • Responsible for Integrated Pest Management including full building Sanitation procedures. Enforced by continual repetitive efforts both inside and outside facility – this isn’t all sites
  • Develop and maintain preventive and predictive maintenance schedules using the Company's CMMS.
  • Prioritize maintenance work based on operational impact, equipment criticality, and customer requirements.
  • Responsible for partnering with on-site leadership and engineers in maintaining maximum uptime of automated warehouse systems, including: Conveyor systems, Automated sortation systems, Automated bagging systems, Sortation equipment - Duplicate, Automated storage solutions, Robotic palletizing or depalletizing equipment, Automated packaging systems, Stretch wrappers, Print-and-apply labeling systems, Automated Guided Vehicles (AGVs).
  • Partners with service providers and controls engineers to troubleshoot automation issues, coordinate repairs, and support continuous system improvements.
  • Maintain compliance with applicable regulations and standards, including; OSHA,NFPA, Local fire codes, Environmental regulations, Lockout/Tagout (LOTO), machine guarding, Powered Industrial Truck standards, Emergency preparedness including management of response drills.
  • Coordinate all required inspections, testing, certifications, and documentation.
  • Partners in the management of site security.
  • Lead preventive, predictive, and corrective maintenance programs.
  • Monitor equipment performance through CMMS and reliability metrics.
  • Perform root cause analysis following equipment failures.
  • Recommend improvements that increase equipment reliability and reduce downtime.
  • Maintain appropriate inventories of critical spare parts.
  • Partner to manage the annual maintenance and facilities budget.
  • Monitor expenditures and identify cost-saving opportunities.
  • Assist in preparing capital requests for facility improvements and equipment replacements.
  • Manage facility improvement projects from planning through completion.
  • Manage relationships with maintenance contractors, automation vendors, electricians, HVAC providers, security vendors, pest control providers, and fire protection contractors.
  • Coordinate scheduled maintenance with warehouse operations to minimize operational disruption.
  • Review proposals, negotiate pricing, approve completed work, and monitor vendor performance against service expectations.
  • The Facility Manager is always on call and must be able to quickly respond and assess all situations.
  • The role is scheduled as first shift but also required to work off schedule hours as needed to repair or resolve emergency issues and must maintain “On Call” procedures with the team to determine who will respond when alternating.
