About The Position

Bluestaq is seeking a Facilities Manager to oversee the day-to-day operations of our Colorado Springs headquarters. This role is crucial for ensuring the building, budget, and vendors function cohesively, allowing the rest of the company to concentrate on its mission. The Facilities Manager will be directly responsible for internal building elements such as appliance repairs and fitness center upkeep, while also collaborating with the property management team on external aspects like HVAC, life safety, and parking. The ideal candidate takes pride in maintaining a well-organized and clean environment and is a proactive problem-solver.

Working knowledge of CMMS systems.

U.S. citizenship is required for potential security clearance eligibility.

Working knowledge of real estate, telecommunications, furniture, accounting, and building systems.
Experience managing a landlord or property management relationship in a commercial office environment.

Responsibilities

Serve as Bluestaq’s onsite point of contact for the general contractor during an upcoming construction project, coordinating schedules, walkthroughs, and day-to-day decisions with the COO, keeping the project on track, and informing the company of progress.
Build a strong, collaborative relationship with the property management provider, overseeing building operations, tenant relations, preventive maintenance, HVAC, plumbing, electrical, elevator service, janitorial and common-area upkeep, security and access control, fire and life safety compliance (NFPA, EHS, ADA, building code), sustainability benchmarking, CAM reconciliation, the parking garage, and exterior landscaping.
Take ownership of everything inside the building, including appliance repairs, fitness center upkeep, and other workplace needs outside the lease agreement, handling them directly or engaging appropriate vendors.
Develop clear, accurate budget analysis, forecasting, and variance reporting for leadership.
Manage operating and capital budgets, identifying opportunities for savings and cost avoidance.
Evaluate vendors based on service levels, optimize the vendor mix, and develop sourcing plans that include MWDBE bidders.
Support procurement processes by collaborating with the Contracts Lead and Finance team.
Establish and manage Service Level Agreements (SLAs) for facility operations, aiming to exceed satisfaction targets.
Coordinate with vendors and engineering teams to ensure preventive maintenance is on schedule and the building operates smoothly.
Maintain facility organization, audit readiness, and compliance.
Implement best practices through regular inspections and continuous improvement of service delivery.
Act as the primary liaison for Bluestaq leadership and the property management team, ensuring clear communication and easy collaboration.
Collaborate closely with the Facilities Security Officer on access control and physical security, the Office Manager on daily workplace needs, and the Corporate IT Engineering Manager on infrastructure related to the physical space.
Manage building-level continuity planning, generator and backup power readiness, and disaster response in partnership with the Facilities Security Officer and Office Manager.
Integrate AI into facilities operations, adopting or building tools for predictive maintenance, automated reporting, and enhanced building operations.
