About The Position

Performs advanced, multi-trade facility troubleshooting, maintenance, repair, controls monitoring, and project coordination with substantial technical independence. The position handles complex work orders, documents labor and materials, coordinates service impacts, and serves as a technical resource while remaining within applicable licensure, permits, training, and delegated authority.

Requirements

• Knowledge of preventive maintenance and basic carpentry, painting, plumbing, electrical, HVAC, and mechanical methods appropriate to the assigned level.
• Ability to recognize when work requires a permit, licensed contractor, specialized equipment, de-energization, or escalation to a supervisor.
• Ability to use hand and power tools, test equipment, ladders, vehicles, and assigned machinery safely and within training and authorization.
• Ability to read work orders, diagrams, equipment manuals, product labels, safety data sheets, and maintenance schedules.
• Ability to diagnose routine problems, document labor and materials in the maintenance-management system, and maintain accurate inspection and repair records.
• Ability to coordinate work in occupied public buildings and communicate service impacts professionally to departments, contractors, coworkers, and the public.
• High school diploma or recognized equivalent.
• Valid driver’s license (Before operating a County vehicle)
• Trade or contractor credential (Only if required for work personally performed)

Nice To Haves

• Five years of progressively responsible facilities maintenance or building-repair experience.
• Relevant vocational or technical training, trade certification, or license.
• Demonstrated competency in building controls, HVAC, electrical, plumbing, generators, or another assigned specialty.

Responsibilities

• Performs scheduled preventive maintenance and authorized repairs involving carpentry, painting, plumbing, electrical, HVAC, mechanical, and related building systems within assigned training, licensure, permits, and authority.
• Responds to breakdowns, service requests, and facility emergencies; secures affected areas, reduces immediate hazards when trained to do so, and escalates conditions requiring specialized or licensed assistance.
• Inspects assigned facilities, systems, tools, and equipment; identifies deficiencies; and recommends repair, replacement, or contractor support to the Facilities Maintenance Supervisor.
• Uses the County maintenance-management system to record work orders, time, materials, inspections, equipment condition, and completion status accurately.
• Coordinates assigned work with County departments and contractors while protecting occupants, County property, keys, access credentials, and restricted facility information.
• Operates assigned County vehicles, tools, and equipment after required training and inspection and promptly reports damage, malfunction, incidents, or unsafe conditions.
• Uses, stores, and disposes of maintenance chemicals and products according to labels, safety data sheets, training, ventilation requirements, and assigned protective equipment.
• Diagnoses complex or recurring facility and equipment problems; develops recommended repair approaches; and escalates design, code, permit, safety, or licensed-trade issues.
• Uses authorized mobile applications and controls interfaces for lighting, HVAC, generators, and maintenance systems while protecting credentials and following approved change controls.
• Coordinates assigned projects, contractors, and service interruptions and verifies documentation, materials, testing, and restoration of affected areas.
• Provides technical guidance to less-experienced employees and directs an inmate or other approved work crew only under the governing agreement, required supervision, site rules, training, and tool-control procedures.
• Loads, unloads, transports, and stores assigned tools, equipment, supplies, and materials using safe handling practices.
• Supports emergency preparation, response, recovery, special events, facility moves, and other departmental operations within assigned training and classification.
• Performs other related duties consistent with the position’s purpose, classification, County policy, safety requirements, and applicable wage-and-hour rules.
