This role provides primary response to tenant complaints regarding building automation systems (BAS), including HVAC, lighting, and fire alarm/suppression systems. The position involves operating and interpreting building automation systems, performing preventative maintenance, calibrating control components, and making necessary repairs and replacements. The Facilities Maintenance Worker 2 will also inspect, maintain, and perform preventative maintenance on all components of HVAC systems, including semi-hermetic compressors, piping, rotating equipment, humidifiers, air compressors, and related controls. This includes diagnosing malfunctions, repairing or replacing defective systems, and operating emergency backup equipment. The role also encompasses various semi-skilled and skilled tasks such as plumbing, carpentry, wiring, painting, plastering, glazing, and welding. Additionally, the position operates and maintains domestic hot/cold water systems and water pressure booster systems, performs chemical treatment of boilers, chillers, and piping systems, and maintains records of water usage, fuel consumption, and steam production.
