About The Position

JLL is seeking a Facilities Maintenance Technician for their 2nd shift operations. This entry-level position supports the operation, inspection, and light maintenance of mechanical, electrical, and plumbing equipment and systems. The role offers opportunities for growth within the engineering field and involves working as part of an engineering team of 10+ at a multi-building client property managed 24/7 by JLL. The technician will perform maintenance and repairs on mechanical, plumbing, structural, furniture, fire, life safety, and control systems to ensure they meet applicable standards. Responsibilities include performing predictive, planned, preventative, and routine maintenance, assisting with the development of maintenance programs, and ensuring all duties are performed safely and efficiently. The role requires maintaining time and production records, utilizing computer tools, and demonstrating flexibility with a changing scope of responsibilities. A team player attitude is essential for fostering a positive working environment. The technician will also be responsible for the daily operation of mechanical equipment, completing tenant service requests, evaluating building systems for performance improvement, and complying with all safety and hazardous material policies. Participation in the on-call engineer rotation and emergency response procedures is also required.

Requirements

High School diploma or GED equivalent; Trade school education, union training, military service or college is desirable
Minimum of 1-3 years of relevant work experience; commercial industry general building preventative & corrective maintenance
Must possess and maintain a valid state driver’s license
Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
Strong Customer Service & Interpersonal skills
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Strong Troubleshooting, diagnostic, and problem-solving skills are required
Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture, and for the facility to keep these systems up to applicable standards.
Performs predictive, planned, preventative and routine maintenance as well as equipment rounds, and service requests as directed.
Performs maintenance in accordance with the JLL Preventative Maintenance Program.
Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP’s, and operational procedures.
Performs all duties in a safe manner and in accordance with established work standards and practices.
Establishes work procedures to meet production schedules.
Recommends measures to improve production methods, equipment performance and quality of product, suggesting changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.
Determines and/or assists with analyzing and resolving work problems and achieving work goals.
Maintains time and production records and customer service requests utilizing a variety of computer/technology tools.
Must be comfortable and flexible enough to work with a wide-ranging and changing scope of responsibilities while adhering to the constraints of procedures put in place to minimize the risk for human error.
Team player with the desire to foster teamwork to help create a positive working environment.
Control the daily operation of all mechanical equipment in the physical plant and buildings.
Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards.
Maintains responsibility for preventative maintenance, contracted maintenance, general maintenance and technical proficiency.
Performs and/or completes all tenant service requests accurately and expediently.
Able to evaluate building systems to monitor and to improve performance and operating efficiency.
Complies with all policies and procedures established for the building, including safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace.
Participates in the on-call engineer rotation for the portfolio of office buildings.
Actively participates in emergency response procedures, technical and safety training programs.
Perform all work using the proper safety equipment and in a safe manner.
