Job Summary: The Facilities Maintenance Technician – Level 4 performs intermediate troubleshooting, maintenance, and repair of mechanical, electrical, and process utility systems to ensure operational reliability. This role executes preventive and corrective maintenance with limited supervision and responds to equipment and utility faults to minimize downtime. The technician interprets technical documentation, supports system diagnostics, and implements standardized maintenance procedures. Additionally, the position contributes to continuous improvement initiatives and ensures compliance with safety and regulatory requirements.

Requirements

  • High school diploma, GED, or 2 years of prior experience in functional area
  • 3+ years of experience in industrial maintenance or facilities operations
  • Demonstrate intermediate knowledge of mechanical, electrical, plumbing, pneumatic, and HVAC systems, including the ability to independently perform routine troubleshooting, interpret schematics, and execute standard repairs with limited supervision in a manufacturing environment
  • Apply working knowledge of industrial utility systems (e.g., compressed air, vacuum, nitrogen, DI water, process cooling water, dust collection), including the ability to monitor system performance and identify common fault conditions
  • Troubleshoot, diagnose, and repair equipment with limited supervision, including the ability to isolate issues and implement corrective actions on standard system failures
  • Use CMMS to create, update, and close work orders while accurately tracking labor hours, equipment history, and maintenance activities
  • Use diagnostic instruments (e.g., multimeters, pressure gauges, airflow meters) to collect data, interpret results, and support equipment troubleshooting and system verification
  • Apply foundational knowledge across multiple trades (e.g., electrical, pipefitting, plumbing, boiler systems) to support cross-functional maintenance activities
  • Demonstrate proficiency with Microsoft Office (Word, Excel, Outlook) to document work, communicate updates, and track basic data
  • Communicate effectively and collaborate with cross-functional teams to resolve equipment issues and escalate risks as needed
  • Demonstrate initiative, adaptability, and problem-solving skills
  • Must have working-level knowledge of the English language, including reading, writing, and speaking English

  • 6+ years of progressively responsible experience in industrial maintenance or facilities operations, including independent troubleshooting and repair of complex equipment and systems in a high-volume manufacturing environment (automotive or battery preferred)
  • Demonstrate advanced proficiency in at least one technical discipline (e.g., HVAC, electrical, mechanical systems), including the ability to support complex diagnostics and guide troubleshooting activities
  • Use Building Management Systems (BMS) or similar control systems to monitor system performance, respond to alarms, and adjust operating parameters
  • Apply knowledge of OSHA regulations, NFPA standards, and industrial safety practices to identify risks and support safe work execution
  • Use CMMS platforms to review equipment history, identify recurring issues, and support maintenance planning and reliability improvements

Responsibilities

  • Operate and maintain tools and equipment within the functional area
  • Perform routine and intermediate rounds on mechanical, electrical, and utility systems, including troubleshooting and repair with limited supervision
  • Conduct defined troubleshooting and repair on facilities and production support equipment
  • Act as a First Responder to diagnose and resolve operational and utility issues
  • Assess utility outages (e.g., compressed air, HVAC, nitrogen, process water) and implement corrective actions
  • Read and interpret blueprints, schematics, equipment manuals, and work orders to identify faults and execute repairs
  • Develop and execute Maintenance Operating Procedures (MOPs) and Job Safety Analyses (JSAs)
  • Use hand tools and diagnostic equipment to measure system parameters (e.g., pressure, temperature, humidity, airflow, ampacity, particulates) across utilities and process systems
  • Maintain accurate maintenance records including equipment logs, work orders, and CMMS documentation
  • Utilize CMMS to track labor hours, equipment history, and maintenance activities
  • Identify equipment performance issues and support reliability and uptime improvements
  • Detect faulty operations and defective materials; escalate abnormal conditions
  • Train and mentor technicians at the same or lower level within the functional area
  • Share technical knowledge and support team skill development
  • Collaborate with Engineering, Construction, Production, and tenants to resolve maintenance and operational issues
  • Interface with cross-functional teams to support facility operations and projects
  • Communicate equipment status, risks, and maintenance activities
  • Support implementation of processes and procedures to ensure compliance with industry standards, regulatory requirements, and customer specifications
  • Follow all safety regulations, including NFPA70E and PPE requirements
  • Identify and report unsafe conditions, faulty operations, and non-conforming materials
  • Maintain 6S standards and ensure a clean, organized work environment
  • Work all scheduled shifts
