About The Position

The Facilities Maintenance Specialist performs skilled work in the maintenance, repair, and alteration of fixtures, equipment, and buildings within the Recreation Department. This role involves providing supervision to skilled and unskilled maintenance employees. The specialist is responsible for performing a variety of building trades tasks based on verbal or written work orders, which may include sketches, layouts, or blueprints. While receiving general supervision from a superior, the employee is expected to perform most tasks independently.

Requirements

  • Thorough knowledge of the methods, practices, tools, and materials used in building maintenance and repair work.
  • Thorough knowledge of occupational hazards and necessary safety precautions applicable to building maintenance work.
  • Skill in the use and care of tools and equipment necessary to perform various building maintenance and repair tasks.
  • Some knowledge of State, local, and national codes.
  • Skill in the building trades such as carpentry, plumbing, and electrical work.
  • Ability to interpret and work from blueprints, sketches, and penciled layouts.
  • Ability to plan and supervise the work of others.
  • Physical ability to perform the manual job tasks of the class.
  • Considerable experience on a skilled level in several building maintenance trades.
  • Completion of high school or vocational school-level courses, or any equivalent combination of experience and training which provides the required knowledge, skills, and abilities.
  • Possession of a valid driver's license issued by the State of their residence.

Nice To Haves

  • At least three (3) or more years’ experience in HVAC, electric and/or plumbing systems, carpentry, maintenance, and repairs.
  • CFC certification (Type I, II, and III) is heavily preferred.

Responsibilities

  • Monitor, repair, and replace controls for major/minor HVAC equipment, including VFD drives and pneumatic and digital thermostats.
  • Replace consumable parts on major/minor HVAC equipment, such as belts, filters, pumps, bearings, and couplings.
  • Repair and replace plumbing parts and fixtures, including supply lines, Sloan valves, faucets, and o-rings.
  • Clear out large and small drain lines.
  • Repair, replace, and troubleshoot electrical components and fixtures, including ballasts, contactors, relays, and switches.
  • Repair and troubleshoot major HVAC equipment, including rooftop units, cooling towers, chillers, and low and high-pressure boiler systems.
  • Test, monitor, and make minor repairs to building safety systems.
  • Respond to after-hours emergency repair calls.
  • Perform administrative duties, including answering emails, inputting information into the MP2 system, and communicating with vendors.
  • Provide maintenance and logistical support for City-sponsored events.
  • Repair and install vanities, toilets, sinks, valves, stems, fixtures, traps, and pipes.
  • Snake toilet and sink drains.
  • Repair and install light switches, indoor and outdoor lighting, garbage disposals, water heaters, dishwashers, heat pumps, A/C units, boilers, washer and dryers, breaker boxes, and sump pumps.
  • Perform maintenance and carpentry tasks, including repairing and installing drywall, painting, baseboards, carpet tile, ceramic tile, grouting, ceiling tile, patch work, windows and doors, locks, fences, landscaping, brick work, roof work, gutter cleaning, and replacing glass.
  • Supervise contractors in Pest Control, Electrical, Plumbing, Sprinkler Systems, Fire Extinguisher, and General Contracting.
  • Perform related work as required.
