About The Position

The Facilities Maintenance Specialist is responsible for performing skilled maintenance, repair, and construction of inside, outside, and exterior areas around buildings, as well as the various systems within the buildings in more than one field, including heating and air, water, and electrical systems. This position specializes in plumbing, carpentry work, and fire alarm systems.

Requirements

  • High school diploma or equivalent
  • Four years’ experience in maintenance including work in plumbing
  • Valid NC Drivers' License

Nice To Haves

  • Six years’ maintenance work experience in commercial and office building operations
  • Knowledge of various mechanical, electrical, plumbing, and HVAC equipment, controls and systems
  • Knowledge of machinery, equipment and tools necessary for the maintenance and repair of buildings
  • Knowledge of operational characteristics of building equipment and repair procedures
  • Knowledge of preventive maintenance
  • Practical knowledge of commercial carpentry and minor construction work used in the repair, maintenance and improvement of buildings
  • Knowledge of established maintenance, fire, OSHA, hazardous material and safety regulations and procedures
  • Proficient skill in the repair of a variety of structural and/or mechanical facilities in a variety of trade areas
  • Intermediate computer skills in Word and Excel
  • Intermediate skills in analyzing and interpreting data
  • Ability to work independently; remain focused to produce quality work under time constraints
  • Ability to maintain records of work assignments and materials used
  • Ability to troubleshoot building systems and correct system problems
  • Ability to paint and do drywall
  • Ability to follow oral and written instructions
  • Ability to perform basic mathematical computations
  • Ability to interpret blueprints, code manuals, state and federal regulations, manufacturers specifications and other verbal or written technical information used in trades related work
  • Ability to use standard powered and non-powered tools
  • Ability to establish and maintain effective working relationships with those contacted in the course of work

Responsibilities

  • Determines work to be completed through visual inspection or assignment of work orders
  • Performs scheduled maintenance and services of plumbing fixtures, water heaters, water fountains and eye washes
  • Assists with scheduled maintenance and minor repairs on heating, refrigeration, air-conditioning and electrical systems and other equipment as needed
  • Schedules the maintenance of the fire alarm panels
  • Repairs, replaces, services and installs equipment including light fixtures, fluorescent tubes, lamp connectors, furniture and administrative and instructional equipment
  • Performs minor painting, carpentry and masonry work
  • Performs general office maintenance to hang pictures and repair office furniture
  • Assists in the monitoring and adjusting of computer energy management systems as required to maintain comfortable building temperatures
  • Performs minor repairs on campus power equipment and machinery; reports items in need of repair or replacement
  • Installs cable for computers and telephones
  • Operates a motor vehicle to pick-up items from local vendors; delivers supplies as needed
  • Assists in moving furniture and equipment as needed
  • Prepares facilities for classes, meetings and special events as assigned
  • Participates in appropriate committees and task forces as assigned
  • Performs other job-related duties and projects as assigned in support of the College’s mission, core values and goals
