About The Position

Our client, a world leader in diagnostics and life sciences, is looking for a "Facilities Maintenance Engineer" based out of Pleasanton, CA. This role will focus on optimizing and expanding the Preventive Maintenance (PM) program for critical building systems and utilities. The ideal candidate will have strong experience in facilities engineering, maintenance operations, reliability engineering, and CMMS systems. You will work closely with Plant Engineering to audit existing maintenance programs, develop standardized preventive maintenance procedures, improve asset reliability, and ensure compliance with regulatory and engineering standards.

Requirements

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Engineering, or equivalent technical experience.
  • Minimum 5 years of experience in Facilities Engineering, Maintenance Engineering, Reliability Engineering, or Industrial Maintenance.
  • Experience working in regulated industries such as Biotechnology, Pharmaceutical, Healthcare, Medical Device, or Semiconductor.
  • Strong knowledge of commercial and industrial building systems including: HVAC Systems (AHUs, VAVs, HEPA filtration), Chillers, Cooling Towers, Boilers, Compressed Air Systems, Laboratory Exhaust Systems, Reverse Osmosis / Deionized Water (RODI) Systems.
  • Experience developing and improving Preventive Maintenance (PM) programs.
  • Hands-on experience with Computerized Maintenance Management Systems (CMMS); SAP PM preferred.
  • Strong understanding of equipment reliability, failure analysis, and maintenance planning.
  • Knowledge of LOTO, PPE requirements, Job Hazard Analysis (JHA), Good Documentation Practices (GDP), and GxP compliance.
  • Excellent technical writing, documentation, analytical, and communication skills.

  • Experience authoring engineering work instructions, SOPs, or preventive maintenance procedures.
  • Experience performing equipment audits, asset verification, and maintenance program assessments.
  • Familiarity with calibration processes and maintenance quality systems.
  • Experience supporting laboratory, manufacturing, or research facility infrastructure.
  • Strong collaboration skills with cross-functional engineering and maintenance teams.

Responsibilities

  • Audit existing preventive maintenance programs by reviewing historical work orders and maintenance records within the CMMS.
  • Verify facility asset information by comparing equipment records with field assets to ensure accurate equipment identification and documentation.
  • Develop, revise, and standardize preventive maintenance (PM) procedures and detailed job plans for critical facility systems.
  • Create step-by-step maintenance procedures for HVAC systems, chillers, cooling towers, boilers, compressed air systems, laboratory exhaust systems, and Reverse Osmosis/Deionized Water (RODI) systems.
  • Incorporate Lockout/Tagout (LOTO), Job Hazard Analyses (JHA), PPE requirements, and other safety procedures into all maintenance documentation.
  • Ensure maintenance procedures comply with Roche engineering standards, GxP requirements, Good Documentation Practices (GDP), and applicable regulatory requirements.
  • Define inspection criteria, calibration checkpoints, pass/fail requirements, and data collection standards for maintenance activities.
  • Analyze maintenance trends and identify gaps to improve equipment reliability and preventive maintenance effectiveness.
  • Collaborate with maintenance technicians and facility engineers to capture operational knowledge and convert it into standardized maintenance documentation.
  • Support CMMS updates by preparing change requests and uploading finalized preventive maintenance procedures.
