About The Position

As the Facilities Maintenance Director, you serve as the technical authority and operational leader for a prestigious Class A commercial campus. In this role, the Maintenance Director balances direct, hands-on mechanical work with strategic administration and team management as our primary onsite Facilities Manager. You will directly troubleshoot, service, and maintain critical MEP infrastructure, including chillers, boilers, RTUs, cooling towers, and coolant loops. You will also manage vendor contracts (elevators, specialized equipment, landscaping), oversee sub-contracted labor, track budgets, and ensure cost-effective facility performance. Additionally, you will serve as the primary operational point of contact, delivering high-level transparency, facility condition reporting, and strategic planning. You will mentor, schedule, and lead a dedicated onsite team of 8–9 maintenance technicians to keep the campus in showroom-ready condition. You will partner with the onsite Janitorial Manager to focus your time on technical infrastructure, vendor accountability, and mechanical reliability.

Requirements

  • Deep background in commercial mechanical systems (HVAC, chillers, boilers, RTUs, and hydronic/coolant loops) with the ability to perform complex mechanical tasks yourself.
  • Proven experience managing vendor contracts, negotiating sub-labor agreements, handling budgets, and building staff schedules.
  • 5+ years in commercial facility management, Class A property maintenance, or high-level technical/military engineering.
  • Strong proactive communication skills as a Facilities Manager to interface confidently with building owners, executive leadership, and trade vendors.
