Facilities and Custodial Technician
About The Position
CONAM Management is seeking a Facilities and Custodial Technician for The Ivy apartment community in College Station, Texas. The role supports the maintenance team in upkeep, repairs, and apartment turnovers while helping maintain the community’s operational excellence and curb appeal and providing superior service to residents. This is a full-time position with full benefits, paying $18.00–$19.00 per hour. The position requires a flexible schedule and participation in an on-call rotation for apartment maintenance emergencies. Employment is contingent on passing a background check, employment verification, pre-employment physical, and drug screening.
Requirements
- At least 1 year of hands-on experience in custodial work, apartment maintenance, or equivalent.
- Proficiency in plumbing, electrical systems, HVAC, appliance repair, and general carpentry.
- Ability to operate and maintain hand tools and power equipment, including drills, saws, grinders, electrical testers, HVAC systems, and plumbing tools.
- Strong troubleshooting skills to assess and resolve maintenance issues while minimizing disruption to residents.
- Excellent verbal and written communication skills for interacting with residents, team members, and vendors.
- Commitment to providing exceptional resident service and creating a positive living experience.
- Willingness to work a flexible schedule and participate in an on-call rotation for maintenance emergencies.
- Ability to lift up to 50 pounds.
Responsibilities
- Maintain clean common areas, remove trash from vacant units, and ensure locks and gates meet safety standards.
- Paint according to CONAM guidelines and keep work areas clean.
- Clean the property, leasing office, restrooms, model units, and vacant units, and manage cleaning supplies.
- Assist with equipment upkeep, respond to service requests, maintain tools and inventory, and help with make-ready tasks.
- Document service requests, follow safety protocols, and report hazards.
- Build rapport with residents, handle complaints, and assist with after-hours emergencies.
- Perform additional tasks as needed.
